On-Site Property Manager for Quaint Hollywood Building (33 Units)
On-Site Property Manager/Management Team
Resident Manager must live onsite, maintain a specified number of hours weekly & respond to any emergencies during normal business hours or after hours. The position would be ideal for a couple, with one person that works from home or a team with one person able to be available for the building during the day.
Tasks:
Strong Apartment Leasing Ability
Knowledgeable in Fair Housing Law
Executing Leases, Serving Legal Notices
Monitoring & Scheduling Outside Vendors
Regularly Interacting with Tenants
Recording and tracking completion of work orders
Rent Collection and Lite Accounting
Makes sure tenants are following rules & regulations
Light maintenance (changing lights, changing batteries, general cleaning)
Keep property in good clean condition
Facilitate communication between tenants, support staff & management
Maintain high occupancy and top market rents
Computer proficient: Excel, Microsoft, and Gmail (daily data entry of above listed duties)
Yardi or Appfolio Property Management Software a plus.
Coordinate the quality and completion of unit turns with vendors
Interpersonal and Technical Skill Requirements:
Strong interpersonal and organizational skills.
Exceptional written and verbal communication ability.
High degree of professionalism and dedication to self, co-workers and clients.
Appearance must be neat, clean and professional.
Priorities change often and quickly in this position and the candidate must be flexible and willing to change roles or responsibilities as required.
Qualifications
Prefer 2 years of onsite residential or property management experience
Fluency in spoken & written English required
Need to be able to perform simple math calculations, maintain records & check reports for accuracy
Requires strong verbal and written communication skills
Must be patient, self-motivated, understanding, reliable, hardworking, customer service skills, and be able to work independently
Candidates must possess a valid CA driver's license, a reliable & insured vehicle and an acceptable driving record. (for delivering of rents and paperwork to Main Office)
Credit score of 650 or above
No Evictions or Bankruptcies
No Criminal Record
A background check (credit & criminal history) will be required as part of the hiring process.
