United States of AmericaJob ID: 202004-111975Download PDFApply For This JobReturn to Search ResultsThe PositionReports To: Director, Real Estate AssetsLocation: SSFThe Real Estate Transactions and Program Manager is responsible for managing real estate activity (including acquisition and disposal activities) and lease management (including landlord/tenant relations, lease administration and budgeting) for Genentech and provides real estate expertise as needed across North America for its parent company (Roche) The role is also responsible for real estate strategy for initiatives such as new locations, land-banked properties, regional network of places, park-and-ride network, and forward supply planning.The Real Estate Transactions and Program Manager will lead cross functional teams on real estate initiatives (including M&A integrations). They must drive results, meet deadlines, and deliver projects with grace under pressure while building trusting relationships. Capital expenditures and/or transaction values related to these initiatives typically are $2M-$20M, but occasionally could exceed $50M. The Transactions and Program Manager will be responsible to build consensus among stakeholders and build business cases to gain required management approvals.The Real Estate Transactions and Program Manager will report to the Director of Real Estate Assets and collaborate with Associate Directors/Directors across Workplace Effectiveness and the broader Site Services organization to provide best in class services to key stakeholders.This position requires excellent strategic thinking, communication and presentation skills, the ability to influence across organizational boundaries, relationship building with both internal stakeholders and the external real estate community, understanding of internal client and workforce needs, and of overall corporate real estate strategy.Job Duties/Responsibilities:● Understand and further the overall Genentech corporate real estate strategy and collaborate on the development of real estate solutions to business problems and opportunities.● Present recommendations to Site Services VP and Site Services leadership team. Develop the business cases to support the business need and assist with its presentation to executives and other key business stakeholders. Support development of financial analysis (including cash flow projections, NPV, P&L impact and/or IRR) to determine the financial impact and economic value of multiple scenarios.● Lead transaction negotiations with service providers and manage landlord-tenant relationships● Collaborate with the appropriate key Site Services stakeholders to understand and support operational requirements including expansion or contraction of the business and propose the best commercial outcomes for the business.● Stay abreast of real estate trends and available properties, aided by outsourced real estate service provider.● Collaborate as needed with the broader Site Services team as well as key business partners (such as Legal, Risk, Security, Environmental Health & Safety, Design & Construction, Site Operations, Finance and Tax) in management of real estate properties.● Serve as Subject Matter Expert to understand terms, conditions and ownership structure of all owned and leased real estate. Manage transaction data in real estate system and reports. Review critical dates, evaluating contract options and determining strategic direction.● Manage external service providers, such as lease administrators, consultants, brokers, bankers, and facility owners. Manage ad-hoc landlord and tenant queries relating to lease obligations and occupation of the space.● Ensure that Genentech’s guidelines, standards, and policies are adhered to and maintained throughout the whole transaction process as part of a robust due diligence process.Competencies Identified for Success:● Outstanding project management skills and ability to flex and multitask in a shifting environment. Ability to communicate effectively up and down, at all levels of the organization, present complex and/or new ideas with clarity and simplicity.● Ability to build strong relationships in the real estate community of landlords, developers and brokers, specifically in the South San Francisco market.Qualifications: Education, Experience, Knowledge and Skills:(Minimum requirements)● Education: BS/BA degree, or higher-level degree, in a relevant area, such as Real Estate, Business Administration, Finance● 10 or more years relevant business experience; at least 5 years in corporate or commercial real estate● Excellent communication skills with ability to present complex ideas, influence and gain credibility and respect from stakeholders across all levels of the organization (employees to executives)● Experience within corporate real estate department of large company (at least $500 million in revenue)● Experienced in managing 3rd-party service providers.● Preferred: Real estate salesman or brokers license.● Willingness to travel as the work requires, up to 10-15%.This position is not eligible for relocation#LI-NF1Who We AreA member of the Roche Group, Genentech has been at the forefront of the biotechnology industry
