ABOUT YOU:
To succeed in the Project Manager role, the following qualities are needed:

ABOUT THE POSITION:
The Project Manager position requires the ability for the following tasks:
- Works closely with Office Manager and Senior Engineer
- Collaborate with project engineers, architects, etc. to determine and understand the specifications of the project
- Project estimating and change order negotiation
- Negotiate contracts with external vendors to reach profitable agreements
- Obtain permits and licenses from appropriate authorities
- Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations
- Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
- Acquire equipment/materials and monitor stocks to timely handle inadequacies
- Hire contractors and other staff and allocate responsibilities appropriately
- Supervise the work of laborers, mechanics, etc. and give them guidance when needed
- Evaluate progress and prepare detailed reports
- Ensure adherence to all health and safety standards and report issues
- Perform job site observations with project leadership
- Participates in activities such as punch lists, city inspections, safety reviews, quality reviews and prepares the necessary documentation
- Provide oversight to closeout aspects of the project
- Abide by company best practice standards and fundamentals for building and construction techniques
- Coordinate and inspect work
- Prepare a variety of reports, including project daily reports, weekly progress reports, unit reporting, percentage - complete, daily manpower, production schedules, equipment tracking, etc., to support the project.
- Ensure all team members and subcontractors are provided updated plans/specifications as changes are made
REQUIREMENTS:
- Proven experience as construction project manager and/or estimator
- In-depth understanding of construction procedures, cost estimation, and project management principles
- Familiarity with quality and health and safety standards
- Advanced working knowledge of MS Office (Outlook, Word, Excel, and Project)
- Familiarity with construction/project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- A team player with leadership abilities

WORKING ENVIRONMENT:
- May require periods of travel
- Must be willing to work non-traditional hours to meet project needs
- May be exposed to extreme conditions (hot or cold)
- Frequent activity: Standing, walking, climbing, bending, reaching above shoulder height, pushing, pulling, and sitting for long periods of time to work on a computer screen
