FT 40 hrs, $24/hr –Maintenance SUPER for Riverplace Apt Homes (704)

C&R Real Estate Services Co. is currently seeking to hire an experienced On-Site Maintenance Supervisor for the beautiful 204-unit apartment community of Riverplace Apartment Homes –www.riverplacecr.com. This apartment communities’ amenities include a pool, spa, clubhouse, playground, carwash, and more! The On-Site Maintenance Supervisor will be responsible for overseeing the maintenance staff, physical assets, general maintenance repairs, safety issues, apartment make-readies, preventive maintenance and construction or rehabilitation projects for this specific multifamily apartment community. They will also be responsible for maintaining adequate inventory of supplies for repairs and monthly maintenance budget monitoring. The On-Site Maintenance Supervisor is responsible for all aspects of maintaining the property and ensuring it looks GREAT for all current and future residents.

Responsibilities:

Provide daily updates, delegation and communication of work status with community manager and maintenance staff.

Oversee the Maintenance Team at this property

Inspect property and equipment daily, directing or performing general maintenance as needed.

Inspect and schedule the preparation of vacant units with sub-contractors and/or on-site staff.

Order and maintain supplies and equipment sufficient to perform regular daily tasks, within budget parameters and with community manager approval.

Identify and evaluate maintenance requirements, make decisions on repairs and work with community manager when an outside vendor is needed.

Perform advanced electrical duties in compliance with all state and local laws.

Perform advanced plumbing duties including toilet repairs/replacements, faucet/tub cartridge replacement, sink replacement and garbage disposal replacement.

Perform advanced carpentry duties including repairing/installing/replacing doors, stairs and handrails, decks, balconies and floors.

Perform advanced appliance repairs on stoves (thermostats), dishwashers, garbage disposals, refrigerators, hot water heaters, and washer and dryer units.

Perform drywall installation and repairs, texturing, masonry and concrete repairs.

Install and repair flooring as needed.

Oversee advanced landscaping duties including mowing, trimming, fertilizing, edging and pruning.

Oversee maintenance of the pool including pool filter, pump and water testing kit.

Comply with all safety regulations, maintain clean and orderly work areas, and consistently use Personal Protective Equipment as mandated.

Attend and participate in all property safety meetings.

Knowledge/Skills/Abilities:

Two (2) years’ experience in a maintenance related field, preferably in property management for commercial or multi-family properties.

Previous Pool Maintenance is required.

Previous Supervisory experience is required.

Advanced experience in Electrical, Plumbing, Carpentry, Appliance Repair, and Painting.

Knowledge of and adherence to all Landlord, Tenant, and Fair Housing Laws, refraining from all illegal discrimination practices.

Your workdays will be Monday through Friday with office hours of 8:00 am to 5:00 pm (40 hours a week). Although it’s not required for you to live on-site, you have the option to live on-site with a 25% discount on rent with utilities (WSG & TV/Internet) comped! Your pets are ALSO welcome! You will also be provided a monthly $30.00 cell phone stipend amount.
