Apartment Community Manager Needed – Full Time (40 hrs) (Pikeville/Wheelwright, Ky.)

Rural Development apartment community is looking for a highly motivated individual to join our staff.

Essential Duties and Responsibilities

Represent oneself and the company in a professional manner at all times.

Implement marketing strategies to increase profitability of property.

Maximize performance by effectively managing service requests, days vacant, and budget.

Provide outstanding customer service to all residents to ensure their satisfaction and retention

Show vacant apartments and approve new leases. Answer prospective resident questions, either by telephone or in person. Review move-in and renewal paperwork for accuracy and acceptability.

Prepare various weekly, monthly, and annual reports as directed by corporate office. Reports may include income and expense reports, variance reports, occupancy reports, etc. Negotiate vendor bids and contracts where appropriate. Prepare invoices for approval.

Meet with residents on management issues, questions and complaints. Write work orders for maintenance staff. Take necessary steps to ensure resident satisfaction or resolution. Direct eviction procedures when necessary.

Resolve employee problems, either as directed or with assistance from corporate Human Resource staff. Monitor related paperwork, including time sheets, etc. Effectively communicate with residents and co-workers with courtesy and efficiency to ensure resident satisfaction.

Report immediately any safety violation or injury to appropriate Home Office corporate staff.

Physically inspect the exterior of property and conduct final inspection of market ready units.

JOB SPECIFICATIONS:

Must possess the ability to read, comprehend, and follow simple to moderately complicated verbal and/or written instructions to perform tasks assigned and to maintain records. Must possess basic arithmetical calculation skills (addition, subtraction, multiplication, division, percentages, etc.) This level of proficiency is normally achieved through completion of a high school education or its equivalent.

Be able to effectively communicate with residents, staff, and other suppliers or vendors to ensure efficient operation of office activities. Proven customer service skills and previous experience showing leadership ability and motivational and negotiating skills are also desired.

Work with multiple deadlines.

Have a basic knowledge of bookkeeping or accounting theory and procedures.

Basic knowledge of leasing agreements and terminology and landlord/tenant laws would be helpful This can be learned with three to six months on-the-job training.

Ability to assess a situation and come to an appropriate decision quickly.

Must be able to work scheduled hours and have flexibility for periodic additional hours, depending on work flow and emergencies.

Must have reliable transportation
