As an efficient Property Manager, they are to manage the daily operations of properties, advertise vacant properties, and handle tenant relations. The Property Manager's responsibilities include coordinating maintenance work, processing applications, preparing and enforcing leases, and all general aspects of the rental of the property. he properties being overseen willbe small multi-family and single family - mostly which are upscale.

To be successful as a Property Manager you should be able to ensure efficient daily operations and work independently. Ultimately, an outstanding Property Manager should be able to increase property value and satisfy owner and tenant requirements.

Property Manager Responsibilities:

Attracting new tenants through advertising, property viewings, and encouraging referrals.

Interviewing tenants, processing applications, and communicating with applicants.

Setting rental rates, negotiating and enforcing lease agreements.

Addressing tenant complaints and inspecting vacated units.

Contracting and supervising repairs and maintenance work.

Collecting rent, dealing with late payments, and handling operating expenses.

Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.

Terminating leases and initiating eviction proceedings.

Property Manager Requirements:

High school diploma/GED.

Degree in real estate, property management, business administration or a related field preferred a PLUS.

Experience as a Property Manager or in a similar role a PLUS.

Proficiency in Microsoft Office and property management software.

Strong organizational and time management skills.

Excellent communication and negotiation skills.

Good customer service skills

Property Manager will be working out of a centralized office and not on-site.

PAINTER, HVAC TECH, Maintenance Tech with Plumbing

Maintenance Technician will be responsible, under the direction of the Maintenance Supervisor, for the overall maintenance of rental properties and all areas related to the day‐to‐day maintenance operations of the community. Essential duties include but are not limited to:

1) Electrical, plumbing, carpentry, masonry and painting

2) Make ready units for new move‐ins

3) Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems A PLUS

4) Responsible to assist in after hours/emergency maintenance

5) Complete preventative maintenance program

6) Complete grounds work such as: gutter cleaning, grounds pick up, snow/salt removal, sweeping and light landscaping

7) And MORE.

Job Requirements

Maintenance Technician must maintain a professional and courteous manner with owners, residents, visitors, contractors and fellow employees.

Maintenance Tech must have the necessary tools to effectively

complete tasks outlined above.

One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.

Maintenance Tech must be willing to travel to properties surrounding Louisville and surrounding areas.

Education/Qualification

High School Diploma or GED Required

HVAC Certification A PLUS

Valid Driver’s License and Reliable Transportation Required
