JOB SUMMARY

The Groundskeeper/Porter meets standards regarding the appearance of the exterior physical features of the community by performing tasks to maintain the grounds, amenities, and overall curb appeal of the community.

KEY RESPONSIBILITIES

Inspects community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.

Remove trash and any items remaining in vacant apartments prior to starting the make-ready process.

Cleans and maintains refuse and storage areas.

Completes assigned minor and routine service requests as requested by the Maintenance Supervisor and/or Community Manager, and assists as needed in the make-ready process.

Distributes notices and communications to residents as necessary.

Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team member, guests and others.

Demonstrates customer service skills by treating residents and other with respect, answering questions, and responding sensitively to complaints about maintenance services.

Complies with safety and risk-management policies by attending and participating in the community’s routine safety meetings, completing required training on OSHA and other safety-related laws and requirements, and by reporting accidents and incident promptly and accurately. JOB REQUIREMENTS

Must read, understand, and comply with product labels, safety, and policy and procedure manuals.

Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.

Possess exemplary customer service skills and help retain existing residents through great service.

Must assist and/or work during onsite events as needed.

Must have all certifications as required by State or Local jurisdictions.

Must have a valid Driver’s License (copy of valid license will be required for personnel file).
