We are seeking an established professional Commercial Property Manager who will partner with our Regional Property Supervisor to handle all phases of our property operations. This is a hands-on position that involves day-to-day management.

Our ideal candidate

As the Property Manager, you will create and maintain a professional level of operation and cultivate positive relationships with tenants through excellent customer service and fair resolution of issues pertaining to operations and accounting.

Market and lease the property, qualifying and showing space to prospective tenants and negotiating new leases and lease renewals. Coordinate tenant move-ins and move-outs and "walk-through" spaces with tenants and handle all tenant improvements.

Create lease abstracts, prepare leases and enter tenant/lease information into property management system.

Establish scope of work, solicit bids and issue contracts for routine services including roof maintenance, HVAC and plumbing maintenance, fire protection and life safety systems and landscaping.

Take tenant maintenance telephone calls and coordinate vendor responses. Verify completeness.

Oversee capital projects including the bidding process, awarding contracts, scheduling work and overseeing progress throughout the project. Coordinate contracts with corporate contract administrator.

Prepare monthly operating status reports to include operations, tenant delinquencies, explanations of significant variances to operating budgets, capital, tenant improvements and market comps.

Prepare annual operating budgets, including leasing assumptions, expenses and capital expenditures.

Maintain insurance certificates for all tenants and vendors.

Conduct site inspections with vendors to ensure satisfaction with services being performed.

Acts as primary contact with property owners to ensure that objectives as being met.

What you bring

Hands-on professional with a keen eye for detail, great people skills and the ability to prioritize activities and work independently. Specific qualifications include:

College degree in real estate, business or related field.

Five or more years’ experience in commercial real estate.

Certified Property Management (CPM) designation a plus.

Strong understanding of financial reports, including variance of actual vs. budget numbers.

Good working knowledge of building systems. Experience with “make ready” and tenant improvement projects a plus.

Strong verbal and written communication skills.

Demonstrated experience with real estate software such as Yardi.
