Real Estate Pricing Analyst

Job Label:Zillow - Template - Pricing Analyst

About the team

The Acquisitions Pricing team is at the center of Zillow's efforts to disrupt and improve the traditional home buying and selling process. This team is responsible for creating offers to sellers through performing a robust valuation and underwriting process, while ensuring offers are both accurate and timely. The Pricing team is at the forefront of innovation and is responsible for providing immediate feedback to our internal partners to continuously support the improvement of our toolings and models. Our mission is to create a state of the art home buying and selling experience for our consumers with a click of a button. Please note that this team is temporarily working remote due to Covid-19.

About the role

Zillow is looking for a Pricing Analyst to evaluate single-family homes on an asset level including the purchase and sale final pricing, renovation expenditures, externalities and general property level holding cost. You will provide granular insight and analysis by honing in on pricing, return on investment, analyzing upgrades, and collecting local intel on market conditions that informs and improves organizational data collection. This role holds a critical function within the Acquisitions org, which heavily relies on synthesizing property characteristics to provide accurate market values of complex residential homes and assess market risks. The Pricing Analyst is also responsible for identifying and recommending areas of opportunities, as we consistently look for ways to optimize efficiencies in our tooling. As a Pricing Analyst, you will work independently and remain self-motivated in a continually evolving environment.

In this role, you will:

Accurately value single-family homes by incorporating data from subject property, neighborhood, recent sales, and other internal data (i.e. Zestimate)

Analyze single-family homes for pricing valuations and risks by leverage existing tools and models to validate pricing

Operate complex and detailed financial models in Excel

Collaborate with market stakeholders (field team, asset management, resale, etc) to ensure Zillow homes are priced accurately, competitively, fairly, and timely

Perform market research and trend analysis by making recommendations for process and tooling improvements

Develop deep understanding of the market to partner with in-market field teams to make financially sound and operationally efficient decisions

Perform ad hoc data analysis and reporting relevant to acquisitions activity

This role has been categorized as a Hybrid position. “Hybrid” employees regularly work at an existing ZG corporate office for approximately 10 to 80 percent of their time each month, and the rest of the time they may work from a remote physical location of their choice within a reasonable commuting distance from the corporate office which must be identified to the Company in advance. The Recruiter and Hiring Manager will set expectations on the employee’s preferred time in office. ZG has not defined a reasonable distance, and expects employees will use judgment in determining this for themselves and understand the implications re: time commitment and cost of daily commute.
