GENERAL DESCRIPTION:

A part-time position that reports directly to the Regional Property Manager. Responsible for the day-to-day site operation of the apartment community and building(s). Responsible for quality service to the residents, efficient operation of the building economically and socially. The job includes, but is not limited to, janitorial tasks, preventative maintenance, repairs, and apartment turnovers. As a part of the on-site personnel, ensure a high standard of cleanliness, customer service, and a hazard free environment.

QUALIFICATIONS:

Education: High School degree or equivalent, training in property or real estate management and technical training/experience in a building trade preferred.

Experience: 1-2 years of managerial or administrative experience. Professional training may substitute for experience. Two years or more in skilled maintenance work preferred.

Equipment: Circuit Tester, Drill & Bits (Metal & Wood), Hammer, Level, Putty Knives & Broad Knife, Pipe Wrenches, Sander, Saws, Screwdrivers (Phillips, Standard, & various sizes), Scrapers, Combination Square, Tape Measure, Toolbox or Bucket, Wrenches/Sockets, and Various Pliers. You may need to add tools as you progress in this position.

. Requirements:

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES:

  • Codes invoices in a timely and accurate manner for approval.

  • Maintains resident records to comply with appropriate affordable housing regulations.

  • Maintains the property online system to accurately reflect the current properties operational circumstances.

  • On a monthly basis, advocates collection of rent and other income, forwards rental payments to the corporate office.

  • Prepares and delivers notices to residents.

  • Coordinates move in date with maintenance rent ready date.

  • Manages the leasing process from initial application to move-in. This includes orientation of applicants to the property, rules and regulations, and the city to which they will be moving.

  • Follows and enforces all fair housing, local landlord tenant laws and regulations.

  • Effectively markets the property to ensure budget compliance and a positive community image of the property.

  • Ensures that the property meets financial performance goals.

  • Manages customer service requests and ensures timely and satisfactory completion.

  • Collaborates with site team and residents to create and strengthen a healthy community, facilitate on-site communication, and monitor property goals.

  • Maintains waiting list in accordance with federal regulations. Ensures that the top three applicants are qualified and certified to move in prior to a notification of a vacancy.

  • Enforcing the agency regulations, lease, and house rules.

  • Ensures timely unit turn management, processing invoices, and curb appeal is maintained.

  • Completes work orders in a timely and accurate manner. Cleans up after work is complete.

  • Performs repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc.

  • Responds to emergencies as instructed and completes incident/accident reports related to emergency or incident.

  • Maintains property maintenance logs and inventory of supplies and equipment.

  • Advises the Regional Property Manager on the overall condition of the property.

  • Follow through with 504 Self Evaluation repairs and maintenance.

  • Complete Purchase Order for Request, code invoices in a timely and accurate manor for approval.

Physical: Frequently required to push/pull objects weighing more than 100 lbs and lift and carry objects weighing more than 50 lbs but less than 100. Frequently required to perform simple manipulative tasks such as using hand tools and operating maintenance machinery. Must be able to walk, stand, squat, drive, and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs.

Sensory: Frequently required to read fine print on plans, regulatory documents, maintenance coding, and instructions. Must be able to distinguish normal sounds with some background noise to answer pages, phones, etc. Must be able to speak clearly and hear and understand others using the English language.

Cognitive: Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time. Must be able to understand and relate to specific ideas several at a time and remember multiple tasks/assignments given to self and others over a period of several days.

Environmental Conditions: Frequent exposure to seasonal conditions in outside weather. Occasional exposure to grease, oil, chemicals, toxins or poisonous materials, dust, loud noises, high humidity, and electrical or mechanical hazards.

Equipment: Frequently required to operate power carpentry tools, lawnmower and other garden tools, snowblower, cleaning equipment, or paint sprayer; the list goes on and is not exhaustive.
