Facility Services Director -

The Facility Services Director oversees the Maintenance, Construction/Renovation, Environmental Services, Security, Grounds, Fire Life Safety, as well as the Telecommunications divisions of Holladay Park Plaza in Portland, OR.

About Holladay Park Plaza:

Holladay Park Plaza, a part of Pacific Retirement Services, is a beautiful not-for-profit Continuing Care Retirement Community (CCRC). Located right in the heart of the Lloyd District, our residents enjoy a beautiful homelike atmosphere and have the finest amenities available within their own community. Our community is nearly 500,00 square feet and includes 182 Independent Living Apartments, 36 RCF (Assisted living) apartments, and 51 Skilled nursing unit. The campus consists of 4 buildings ranging in age from 3 years to 55 years. The Facility Services Director oversees a management team that includes a Maintenance Supervisor, Housekeeping Supervisor, Building Engineer, I.T. Specialist, and Facility Services Coordinator.

RESPONSIBILITIES:

-Directs, develops and oversees an effective ‘Customer Service’ based supportive department. Ability to create an atmosphere that promotes teamwork amongst 30 staff members that makes up the Facility Services departments.

-Develop, implement and enforce policies and procedures for the department.

-Responsible for compliance with local, state, & federal agencies, requirements & codes.

-Develops, Implements and controls departmental budgeting and monitoring FTE’s and line item accounts. Assists in developing campus Capital Budget request and projects.

-Oversees purchasing, receiving, and inventory control for the department.

-Responsible for the organization and maintenance of the all the Maintenance and the Environmental Services’ Work and Shop areas.

-Assists in keeping records regarding the maintenance of all equipment, including but not limited to: buildings, HVAC, lighting, utilities, generator, refrigeration, garages, carports, and others as required.

-Directs the establishing, maintaining and documenting of the preventive maintenance programs for the Facility Services Department.

-Hires, evaluates and disciplines Facility Services staff in conjunction with Human Resources.

-Develops training requirements and responsible for the proper training of all FS staff.

-Hires and supervises various contract services for improvements, repairs related to the operation of the department for the proper maintenance of the campus.

-Approves time cards for all staff under his supervision; authorizing OT when required to be worked.

-Directs Quality Assurance and Exceptional Customer Service measures and procedures for the department.

-Directs and supervises improvements, repairs and maintenance of the electrical systems, including all lighting and the emergency generation systems throughput the campus.

-Directs and Supervises improvements, repairs, and maintenance of the fire prevention system including fire extinguishers, sprinklers systems, stand pipes and hydrants in and around the Campus and related buildings.

-Directs and the repair, maintenance and improvements, of all elevators throughout the Campus.

-Directs Key Control and the Lock System for the campus including all lock-smithing and key duplicating.

-Directs and is Responsible for Pest Control Program throughout the Campus.

-Directs and Coordinates the Recycling Programs. Directs and supervises improvements repairs, maintenance of the swimming pool, and its equipment to meet State standards.

QUALIFICATIONS:

-Prior experience as Facilities Director in a CCRC industry is preferred but not required.

-Must have 2 - 4 years college, formal training and/or 5 years’ experience in related fields.

-Must possess a valid driver's license, and be insurable under the corporate insurance carrier.

-Must have strong oral and written communication skills.

-Must have strong Customer Service skills and Staff Team Building Leadership

-Must have prior experience in supervisory role in the General and Preventative Maintenance industry.

-Must have prior experience and knowledge of physical plant operations including but not limited to: boilers, chillers, air handlers, pumps & valving, piping systems, pneumatic system, fire life safety systems, etc.
