Caruso Construction a high-end residential remodeling design-build firm based in San Francisco; Ca. is seeking a Project Manager to join our team. Established in 1996 we specialize in high-end residential (only) remodeling and home building in San Francisco, and Marin Counties. Summary

Project Manager is responsible for overseeing all phases of construction projects assigned and for managing the financial, administrative and customer-relations success of the projects to which he/she is assigned. Tasks include managing project schedules, job cost, trade coordination, quality control, safety programs, project meetings and efficient project closeout. In addition, the successful candidate will have the skills, drive, and background to be a strong, leading team player.

Duties and Responsibilities:

- Establish and maintain a professional working relationship with the clients, design team, building officials, municipality representatives, architects, engineers, designers, subcontractors, suppliers, etc.

- Read, comprehend and do necessary material take-offs from construction plans.

- Review project estimate with estimator before construction begins; ensure job cost is

set up in accordance with the requirements of the project. Become familiar with all

aspects of the estimate.

- Review and understand all construction documents to ensure conformance with the

budget, schedule and prime contract.

- Monitor all outstanding owner change orders and change order requests and assure that a change order is approved and signed prior to completing all work performed outside of scope of contract.

- Write all subcontractor and material supplier contracts after ensuring bids conform to the prime contract and estimate.

- Initiate pertinent permits, understand permit requirements, monitor all city and special inspections and insure final inspection is completed in a timely fashion.

- Negotiate and prepare subcontracts, contract purchase orders, agreement change orders and change order requests.

- Complete construction schedule before work commences and update it on a monthly basis.

- Review the subcontract pre-billing worksheet and bi-monthly progress payment request; and monitor payment receipts and disbursements.

- Works with Contracts Administrator to insure accurate job cost control.

- Prepare monthly project gross profit forecasts, cost reports and construction billing forecasts.

- Prepare agenda for weekly job meeting with owner and design team, publish notes in a timely fashion.

- Prepare progress reports for owners and management, and make presentations with recommendations for changes.

- Motivate workforce, provide communications and take measures to ensure that all elements are cooperating and coordinating efforts for maximum efficiency and quality throughout the project.

- At all times maintains a safe, secure, and clean work environment in compliance with OSHA regulations; provides protective equipment as needed and ensures safety meetings are held bi-weekly.

- Supervise, mentor and perform regular performance evaluations for all employees assigned to this position. Enforces company policies.

Minimum Qualifications

● Minimum of five years of hands on field experience in RESIDENTIAL remodeling

● Minimum of three years’ experience as a project manager or supervisor

● Extensive rough and finish carpentry skills a knowledge of a broad range of construction methods and techniques.

● Strong communication, job coordination, organizational, leadership and supervisory skills.

● Experience with MS Office products; Outlook, Word and Excel and Project

● The ability to interact and communicate well with the client throughout the job.

● College degree is required.

● Valid US driver's license and good driving record
