The Ponds Property Caretaker & Resident Assistant functions at The Ponds at Steamboat, a 120 unit complex owned and managed by Steamboat Ski and Resort Corp. This position assists with ensuring housing rules, policies and procedures are followed, takes care of the properties basic maintenance needs and upkeep of grounds, and assists with tenant issues.

Detailed job description, including responsibilities, work performed, tools or equipment used, etc.:
Walk property on a daily basis, monitor and address the overall appearance of the property and parking lot including snow removal, picking up trash, securing dumpsters and working with tenants to maintain cleanliness of property
Respond to tenant issues/concerns in a timely manner
Perform maintenance duties including light bulb changing; minor plumbing and electric fixes, etc. (will train).
Perform biweekly unit inspections
Assist with ensuring housing rules, policies and procedures are followed
Respond to security matters as necessary
Prepare units for new tenants
Frequent communication/coordination and work closely with Facilities and Housing Manager
Provide afterhours tenant check ins; follow up on tenant check outs, room inspections, etc. as needed.
Assist with unit inventories and moving items including furniture, appliances, household items, etc.
Oversight and quality control of landscape maintenance related to irrigation & landscaping
Landscaping operation: mowing, weed whacking, tree pruning, flower planting, watering, weeding, irrigation repair, etc.
Operate Heavy Equipment – snow removal maintenance in areas using the skid steer, posi track and plow.
Inspect, clean, fuel and maintain equipment
Compliance with all company policies and procedures as well as any regulatory requirements
Other duties, as assigned

Minimum skills, experience, education and ability required for this job:
Must have strong communication, conflict resolution and negotiation skills
Must be able to live on premises in a two bedroom unit and be available for on call rotation at varying times of the day/night
Minimum one year experience in residential maintenance and groundskeeping
Operating experience on flat/ sloped ground with small equipment, construction related job
Basic residential maintenance and repair skills, required
Ability to safely operate a Skid Steer (will train)
Must meet SSRC minimum driving standards and have current Driver’s license; a successful motor vehicle record background check is required.
Interact and maintain positive relationships with guests, co-workers and management consistent with Steamboat Ski and Resort Company’s Service Excellence standards

Physical Requirements:
Must be at least 21 years of age
Communicate clearly in English, both verbal / non-verbal, and written
Must be able to walk and climb up and down stairs often in winter weather conditions
Must be able to walk frequently around complex including walking upstairs, picking up trash, shoveling snow, operate snow blower, often in inclement weather and icy conditions
Must be able to lift, carry, or move items up to 50 lbs. unassisted including but not limited to boxes, furniture, appliances, and other household items

Miscellaneous information:
This is an hourly non-exempt position and is subject to overtime pay
Position requires working weekends and holidays as needed
Employment for this job is contingent upon the successful completion of a background check

The base hourly pay range below represents the low and high end of the Steamboat Ski & Resort Corporation hourly pay range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Steamboat Ski & Resort Corporation’s total compensation package for employees. Other rewards may include short-term and long-term incentives and many region-specific benefits.

Steamboat area base hourly pay range: $18.00 - $22.00 per hour
