LEAD Maintenance - 144 Units - Senior Community

JOB DESCRIPTION:

The LEAD Maintenance Supervisor is responsible for organizing, directing and managing the overall maintenance and preservation for the Community.

Qualifications:

Minimum of three years on-site apartment managerial and maintenance experience.

Must have average written and oral communication skills.

Must be able to direct, motivate, train and develop their team.

General knowledge of building codes and laws applicable to the community (i.e. Freon recover, electrical, plumbing, swimming pools)

High school diploma or that of the equivalent.

Valid driver's license and reliable transportation in order to perform job functions

Able and willing to work flexible schedule and be on-call, weekend, holiday and evening as required.

SPECIAL LICENSES or CERTIFICATES REQUIRED:

A/C Certification I & II

CPO- Certified Pool Operator

ESSENTIAL FUNCTIONS (including but not limited to):

Ensure all areas of the community are maintained.

Works with Community Manager in managing all maintenance related tasks: Operating budget for repair and maintenance expenditures; Inventory levels and supplies ordering; Safety compliance. Works hands-on as required or directed by Community Manager to take care of a variety of facility maintenance requirements ensuring market-ready, occupied and preventive maintenance is performed on a timely basis and to ensure preventive maintenance schedules are followed.

Tracks, monitors, and follows up on resident's work orders and scheduled work.

Responds to emergency calls - Rotates weekend on call.

Participates in an ongoing community improvement plan preventive maintenance program quarterly. Inspects and completes apartment walk through check list on all vacant units.

Completes required service requests with 24 hours and ensures service requests are closed in One-Site in timely manner.

Provides professional and courteous customer service and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.

Assists with resident functions as required. Complies with all Company policies. Adheres to company key procedures.

Performs other duties as assigned by Community Manager
