DescriptionThe Controller with 3 years of Property Management experience reports to the both the owner and to the property manager.The Controller will develop all fiscal process that will direct other accountants and staff. The controller works collaboratively to support the Company’s business strategies as it relates to financial accounting, controls, and reporting. The Controller, as directed, manages and maintains all tenant, supplier and departmental accounts through the effective coordination of activities in the areas of credit and collections, accounts payable and leasing documentation.The Controller will use the Yardi system in implementation of policies and procedures, reviewing other users work, and providing feedback to improve their ability to perform tasks. Review output from the property including monthly reports, variance analysis, manage cash flow and assist in the raising of capital, capital draws from the bank, year-end files, financial statements and budgets to ensure accuracy and completion. The controller will also oversee all the intercompany accounting, financial funds movement and tax planning. You will provide information internally and externally along with analysis and commentary to the banks and our auditors.Roles and ResponsibilitiesBe part of the team to streamline the use of the Yardi software, Rent Cafe and external payroll and benefits solution.Reporting: Prepare month-end journal entries, monthly bank reconciliation and general ledger reconciliations. Maintain schedules reconciling cash, accounts receivable, inter-company balances, prepaid expenses, fixed assets, accrued expenses and liabilities. In addition, organize full accounting cycle for real estate property. Review and prepare monthly, quarterly, and yearly financial statements and ensure that all monthly reporting deadlines are met.Work with the auditor on tax planning and remittance for each property and the other companies .Provide full quarterly reporting to the bank and assist the property manager and owner with fiscal commentary.Budgets: Provide YTD actual, review final version and input into system. Update non- operational expenses such as mortgage interest, legal and accounting fees and other administrative fees.Year End: Prepare year-end working paper files, provide auditors with back up, financial statements, and comparative analysis and assist in audit.Tenant’s Reconciliation: Prepare accurate monthly tenant rolls and work along the Property Manager to gather accurate tenant information, i.e. move ins. move outs etc.Cash flow management: Prepare cash flow projection on a timely basis. Work with the owner on raising capital.Executing accounts receivables and accounts payables including review of cash requirement reports and reconciliation of tenant statements. Monitor banking deposits and daily balances. Monitor operational expenses on a monthly basis by performing variance analysis.Maintain records of all the Tenants Improvements, Building Improvements, leasing commissions, and other capital renovations. Communicate with outside parties (landlords, lawyers, accountants) when required.Prepare all capital draws with the bank in a timely fashion.Take initiative to propose improvements of the accounting process or management of the flow of information to Accounting Managers.Education:College or University degree preferable in business or financial management.Financial accreditation from an institution or associationExperience:3 years of Property Management in various accounting with at least 3 years as a senior accountant or assistant controller.3 years of experience with Yardi VoyagerRequirementsYardi, Microsoft ExcelRobert Half Finance & Accounting matches skilled finance and accounting professionals in the areas of accounting, bookkeeping, finance, audit, taxation and more on a full-time basis.
