Project Manager - JOB PURPOSE:The Project Manager will play a critical role in managing the execution of a successful renovation program at several multifamily residential properties within the assigned regional portfolio (Greater Atlanta, GA). This will include the management of multiple and varied projects and coordinating with contractors.SUPERVISORY RESPONSIBILITIES: NoneProject Manager - ESSENTIAL FUNCTIONS:Manages multiple and varied capital improvement projects, contractors, schedules, and budgets

Assists with the scoping, RFP process, bidding, scheduling, day to day oversight, punch-list, quality control, and payment approval processes

Ensures quality and timely delivery of unit renovations, delivering a rent-ready product to property operations

Monitors costs of labor, materials, and other expenditures during project execution

Identifies and implements creative solutions to problems and adds value to the project while minimizing construction schedules, costs, and impact to residents

Interacts professionally with onsite Property Management team

Cooperates with local and state building officials including inspectors, code officials, fire chiefs, etc.

Provides exemplary customer service to residents, prospects, and guests and represents the Company in a professional manner at all times

Assists with project budgeting and forecasting

Closely manages costs and implements value engineering strategies

Reviews and approves invoices to ensure in line with agreed and contracted pricing and coded properly

Issues and manages contracts with contractors, subcontractors, and suppliers

Helps create and deliver high quality results that keep the project on time and budget, while offering ideas for best practices and being a team player

Ensures safety requirements are being followed per company and OSHA standards

Maintains regular and consistent attendance according to required work schedule decided by the Company

Project Manager - REQUIRED SKILLS/ABILITIESExcellent verbal and written communication skills. (English)

Project Manager - EDUCATION & EXPERIENCE:Bachelor’s Degree, preferably in construction management, civil engineering, or architecture

Industry Certifications: OSHA certification preferred, but not required

3-5 years prior experience in Project Manager role, or similar
