We are seeking a full-time, energetic and reliable person to be an on-site manager at our self storage facility in Columbus, OH area. The Store/Property Manager will run the operations at the storage facility. This is a full-time, hourly position. The employee will work approximately 40 hours a week and directly report to his/her remote Area Manager.

The Store/Property Manager is an energetic, outgoing self-starter who has excellent sales, marketing and customer service skills. This person will take charge of running the facility with exceptional organizational skills and a can-do attitude. They will manage the day to day operations by paying close attention to detail while never losing sight of the importance of a satisfied customer. This level manager pays close attention to detail, is organized, and able to multitask, switching focus from leasing and customer service to maintaining daily facility operations. Basic computer and smart-phone skills are required. Must have a valid drivers-license and be able to pass a background check.

Roles & Responsibilities:

Customer Service/Sales

Provides outstanding customer service including assessing and resolving customer problems and professionally handling telephone and walk-in inquiries.

Responsible for the sales, marketing, occupancy, and delinquency management of the facility.

Rent storage units by advising customers, conveying the features of the property and assisting with the completion of their lease.

Participate in collection calls for past-due accounts and enter notes into computer.

Effectively utilize the onsite storage software for all customer records and financial transactions.

General management of the office including but not limited to opening and closing the office on time each day.

Ability to utilize smart phone or tablet for photo reports of units and property.

Prompt, accurate and complete preparation of daily, weekly and monthly reports as required by management.

Ensure that all tenants’ personal property is protected through evidence of renter’s or homeowner’s insurance or through the company-offered protection plan.

Knowledge of company-offered tenant protection plan and comfort offering different tiers and enrolling the customer.

Property Operations

Clean and prepare vacant storage units for rent. Must be able to bend, lift, move heavy objects.

Cleans space(s) as vacated, hallways, and grounds as needed. Cleans office and restrooms weekly.

Know the ins and outs of your property and manage improvements between Property Manager and third-party vendors.

Makes regular assessment of the condition of the property and resolves maintenance and cleaning issues.

Maintains a neat, clean, safe and secure facility including minor maintenance and daily lock checks as well as visual inspection daily.

Report all necessary repairs, present/projected vacancies, accidents, and changes of tenancy to Regional Manager immediately following discovery.

Assist in preparing units for auction, vacate as prescribed by law, and approved by management.

Cut locks off of units using provided machinery in a safe manner.

Other Tasks

Minimum (2) years in customer service/selling position

Contribute to a positive work environment

Perform daily walk through of facility & submit photo walk-lists

Enforce the rules governing the property

Complete and submit company forms and reports accurately and timely

Perform end-of-period closing procedures

Perform other reasonable duties as assigned

Physical Requirements

Sit or stand for up to eight (8) hours per day

Ability to traverse entire facility for audit or tour purposes

Ability to bend, twist and lift

Ability to frequently lift or move up to 25 lbs of pressure; occasionally lift or move up to 40 lbs of pressure

Abilities and Skills:

Strong communication, organization skills and attention to detail

Facilities maintenance; cleaning, repairing, problem identification & assessment

Customer service, general office skills

Strong organizational skills and attention to detail

Basic computer operation required

Smart phone and tablet capability – required to complete reports and take and submit photos

Self storage experience a plus

Ability to demonstrate effective problem solving

Ability to adjust priorities and manage time wisely in a fast-paced environment

Strong communication and interpersonal skills

Can work any day of the week including weekends

Customer service, retail sales, marketing, general office and telephone skills are all requirements for this position.

Strong organizational skills and attention to detail.

Basic computer operation required.

Proficient in MS Word, Excel, and Outlook. Ability to draft emails and attach photos.

Self-storage software application experience is a plus, but not required.

Understanding of an automated gate system is preferred, but not required.
