We are currently seeking a Leasing Assistant for an Affordable Housing company. Leasing affordable housing experience preferred. Must have excellent communication skills, a team-player, good time management, customer service oriented, and amazing organization skills. Must be proficient and adept in technology, word, excel, and outlook.

Position: Leasing Assistant

Type: Temp-to-Hire

Location: Honolulu, Hawaii

Starting Pay: $15.00 to $18.00 per hour depending on experience PAID WEEKLY!

Schedule: Full-time; Monday to Friday 8:00AM to 5:00PM

Parking: Available

Start: ASAP

Job Summary:

Responsible for marketing and leasing property in accordance with policy and procedures set out by management. Responsibilities also include providing resident relations services in a professional and courteous manner. Other responsibilities include but are not limited to performance of miscellaneous clerical duties as well as support for office personnel. Understands and supports company’s mission and core values.

JOB DUTIES:

A. Marketing

1. Assists in the development and implementation of marketing plan

2. Assists in creation of advertisement for newspapers and other listings

3. Markets vacant/on notice units.

4. Shops competition as needed to determine the status of current market.

5. Conducts marketing surveys of competition, including occupancy rates, amenities, prices, specials (e.g., one month free rent), traffic, etc., and use the information to develop strategies.

B. Leasing

1. Greets prospective residents

2. Walks property tour route daily to ensure it is clean and presentable

3. Shows model units, common areas, and amenities

4. Logs all rental traffic to include guest cards and phone calls.

5. Completes follow-up of all rental inquires (send thank you note, call, etc.) in a timely manner.

6. Consistently receives shopping and phone report score of at least 90.

7. Processes rental application and prepare lease forms and reports according to property guidelines.

8. Qualifies, demonstrates, and leases apartment in accordance with Fair Housing Guidelines

9. Assists prospective resident with completion of application or answer any question or concerns they may have.

10. Collects deposit and /or fees associated with move in

11. Conducts unit inspection for move-in

12. Shops competition as needed to determine the status of current market.

13. Ensures all leasing traffic is entered into Yardi daily.

14. Responsible for Yardi Dashboard maintenance, ensuring move ins/move outs are recorded timely

C. Tenant Management / Relations

6. Participates in property inspections: quarterly, move-in and move-outs

7. Aids residents with the move-out process

8. Writes up and files service requests from resident upon receipt

9. Addresses complaints and resolve issues in a timely and professional manner

10. Provides professional, courteous resident relations

11. Retains accurate records

D. Administrative

1. Contributes to the general upkeep and cleaning of office, common areas, and models.

2. Maintains confidentiality of resident, applicant, and or employee information.

3. Attends mandatory meetings and trainings

4. Actively participates in company's Injury and Illness Prevention Plan

5. Regular and predictable attendance.

6. Other duties as assigned.

Minimum Requirements:

A. Education – High School diploma or GED

B. Experience -

1. One year of related leasing/marketing/sales experience or equivalent combination of education and experience preferred.

2. Computer literacy; basic working knowledge of MS Word and Excel

KNOWLEDGE/SKILLS/ABILITIES

1. Commitment to outstanding customer service.

2. Ability to work effectively in team environment.

3. Detailed oriented with above average organizational skills

4. Knowledge of landlord tenant & fair housing laws

5. Ability to use initiative and work independently.

6. Basic knowledge of MS Office (including Word and Excel).

DESIRABLE ADDITIONAL QUALIFICATIONS

A. Business school, college, or related accredited courses in management, accounting and or marketing.
