Residential Property Maintenance Technician/Appliance Repair/HVAC (Evansville, IN)

We are a small-to-medium size residential landlord with about 240 units in Evansville. We offer a variety of properties (houses, duplexes, apartments) at competitive prices. We are looking for a residential rental property maintenance technician/Appliance Repair/HVAC technician. Essentially, we need someone to get units ready for rent (i.e. turned over) who can also do work orders (which, preferably includes appliance repair and HVAC/water heater repair along with property maintenance and repair).

For someone doing HVAC work, HVAC certification is required but we have HVAC contractors do the big jobs. Occasionally, but not routinely, you will be responsible for responding to work orders from tenants in addition to performing rental turnovers and assisting our other maintenance staff with repairs/remodeling of rental units. Services we perform include, but are not limited to, electrical repair, plumbing repair, installation of carpet, laminate and vinyl flooring, carpentry, installation of windows and doors, drywall repair, and painting.

We maintain an independent contractual relationship with our maintenance personnel. Our personnel provide their own personal tools and work roughly forty hours per week usually 8:30 am to 5:00 pm on the jobs that are posted or assigned. We are flexible with our scheduling - usually we just need to know the day before if time off is needed. The personnel coordinate among themselves and with the company on which projects to work on and how to get them done.

Oversight from the company is very limited, so honest, dependable, and knowledgeable persons are required, along with the ability to work well with others.

Ten days paid vacation and ten paid holidays vest after six months. We do not have many after-hours or weekend calls (usually 3-4 per year) and we hate the idea of working weekends. We can't promise it will never happen, but it is definitely not policy. We have about one after-hours/weekend call every 3-4 months and that is done on a loose rotating basis.

We pay based on your value. If you know a lot and do your job well, we pay well. Starting pay is depending on experience and may be adjusted after you are established with us. Competency on your own in multiple disciplines required. Please do not waste our time contacting us unless you have several years of verifiable experience in the required fields.
