Reports to Property Manager

Job purpose

The Maintenance Technician will perform routine and preventative maintenance and repair procedures on their assigned property.

Duties and responsibilities

This job includes several duties to provide for the needs of our residents and keep the buildings and grounds in excellent condition. This is done through open lines of communication with residents, management and outside vendors along with routine and non-routine maintenance activities.

Perform routine, daily inspections and maintenance necessary to building exterior/interior

Maintain grounds: including, but not limited to:

o Parking lot

o Apartment grounds

o Landscape upkeep

o Tending to the exterior of the buildings including but not limited to: fences, roofs, stairwells, siding, etc

o Snow/Ice Removal from sidewalks and landings

Maintain Building Interiors: including, but not limited to:

o Maintaining and Repairing appliances for residents/property

o Light plumbing and electrical work

o Preparing vacated apartments for new residents

o Prepare and paint walls, install or repair carpet and other types of apartment refinish

o Assist in keeping the common areas clean and functional

Inspect work of Contract Laborers

Maintain accurate records of preventative maintenance schedules. May perform safety checks through the facility to ensure a safe and clean environment and to eliminate potential hazards

Maintenance staff will answer daily service requests through work order requests during regular business hours, responding to the resident with a solution or plan of action within 24 hours.

Other Duties as assigned.

Qualifications

These are the qualifications that are necessary for someone to be considered for the position.

Qualifications include:

High school diploma or equivalent

1-2 years experience

Basic knowledge in HVAC, plumbing and electrical systems

Experience using hand and electrical tools

Good communication and interpersonal skills

Physical stamina and dexterity

Specialized knowledge

Professional Certification

Working conditions

Must have the ability to work a flexible schedule, which may include off-shift hours and weekend assignments as need

Work is both indoor and outdoor and is subject to exposure to extreme weather conditions

Physical requirements

Must be able to lift up to 50 pounds

Frequent periods of standing and walking, which may include climbing ladders and staircases

Work involves stooping, kneeling, crouching, twisting/turning and reaching
