We are looking for a part-time, 30 hrs per week, skilled, maintenance technician Our ideal candidate will have a minimum of 2-years experience. However, 3-years' experience is more desirable, preferably in a multi-unit complex. You must have a strong work ethic, be supremely reliable and feel at-ease working directly with our residents on a daily basis.

Job Summary:
Perform maintenance at residential properties, in some cases at multiple locations, under the direction of the Community Manager
Essential Job Functions:
Repair and paint ceilings, walls and trim
Inspect appliances and repair as needed
Prepare for move in of new residents
Prioritize, respond to and complete work orders called in or filed by residents within 24 hours
Repair electrical, plumbing, toilets, windows, screens, doors, drywall and appliances
Flush, repair and replace hot water tanks
Pick up trash inside and outside the complex
Order maintenance supplies and replacement parts as needed
Put out trash and recycling
Perform seasonal maintenance including snow/ice removal and light landscaping
Must carry company provided cell phone for off-hours emergency calls
Accountabilities:
Contribute to the overall success of the company by efficiently and responsibly performing all maintenance functions in a professional, accurate and timely manner.
Follow all company policies and procedures
Qualification Standards:
High School diploma or equivalent required
One-year experience in building trades, including buildings and grounds maintenance
Required valid New York State Drivers License, free of any major infractions at time of hire and throughout employment
Registered, insured and reliable motor vehicle to get you to and from the property
Ability to work overtime and irregular hours, as required
Ability to operate lawnmower, trimmer, vacuum cleaner, hand tools, power tools, snow blower, telephone, photocopier and fax machine
Equipment Used:
The Maintenance Technician must be able to operate a variety of tools and equipment, including: lawnmower, trimmer, vacuum cleaner, hand tools, power tools, snow blower, telephone, photocopier and fax machine.
A car or truck may also be used to transport equipment.
Mental and Visual Requirements:
Moderate mental and visual applications required for performing manual work, machine operations, set up, inspections, and adjustments, which require frequent decisions to detect and adjust for variance form proper operations.
Physical Activities and Requirements:
Ability to kneel, crouch, reach, sit, stand, walk, talk, hear and perform repetitive motions. Ability to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently and/or up to 20 pounds of force constantly to move objects.
Environmental Conditions:
The Maintenance Technician is subject to inside and outside environmental conditions including extreme cold, weather hazards, atmospheric conditions, and at times must wear a respirator.
