Night Assistant Manager

Objective : monitor Coronado Condominiums property in the evening/night and provide after-hours services on
behalf of the Coronado Condominium Association Office.
Minimum Requirements : A high school diploma/GED equivalent. Security experience is a plus. Ability to
walk extensively at a leisurely pace, ambulate up and down stairs, and occasionally lift and move a 20-pound
object no more than 5 feet. Proficiency with the English language, written & spoken. Spanish is helpful but not
required. Ability to communicate with people to inform, advise, direct, and/or enforce policies. In addition,
may not have ever lived (past or present) at Coronado Condominiums. Must be able to pass a background
check and provide professional references.
Pay Range : Between $17 - $19 per hour DOE, part-time employment (20-25 hours per week), pass a Criminal
Background Check, and have professional references with title/phone number
Job Responsibilities
Emergency Services
● Direct any emergency services to the proper building/unit as quickly as possible (Police, Fire, EMS,
Adult/Child/Veteran Protective Services, Animal Services, etc.).
● Call 911 for emergencies, including medical, police, and fire.
● Escort any resident requesting an escort on property after hours. Example: from vehicle to unit, from
laundromat to unit, from one unit to another unit.
● Respond to owner/tenant calls for water leaks (turn water off in unit while owner calls for a plumber)
and/or power failure (check unit breaker box and/or building breaker box).
Customer Service
● Effectively engage with management, residents and owners in person or by phone
● Effectively engage with after-hour Vendors, as needed (Tow Truck Drivers, PNM, Electricians,
Plumbers, and Delivery Services such as USPS/UPS/FedEx, etc.).
Trespassers & Loiterers
● Document the Description of Trespassers/Loiterers.
● Turn Trespassers away at the Gates when possible.
● Document Time and Place of any Trespassers having access/possession of any entry devices (Gate Card,
Remote, Keys, Gate Codes, etc.).
● Follow Trespassers from a distance, document which units they frequent, take pictures at entry/exit
points (gates, unit, fence, wall, laundromat, basketball courts, dumpsters, etc.).
● Report to Office entry and exit points frequently used.
● Enforce No Loitering on property by suggesting Loiterers go to their unit or off property.
Vehicle & Pedestrian Gates
● Report any Gate Arms Broken/Damage to Gates/Motors/Antennas/CallBox/Sensors.
● Document Date/Time of Damage, including Description of People/Vehicles doing the damage.
Laundromat
● Enforce Residents Only in Laundromat Policy.
● Provide Assistance/Information to Residents, if needed.
● Enforce No Drug Usage/Dealing/Sales in or around Laundromat (Call PD).
● Document any issues related to Laundromat (washers/dryers not working, money lost in machines,
people sitting on washers, breaking into/damaging vending machines, etc.).
Vehicles and Parking Issues
● Check all Vehicles on Property for: parking permits, current license plate, flat tires, oil leaks, lights on,
etc.
● Check all Vehicles for Parking Permits: document repeat offenders without permits, leave flyers on
windshield on how to get a permit, maintain a list of vehicles without parking permits
(Make/Model/Color/Approximate Age/VIN).
● Document All Vehicles without a license plate and/or current license plate by taking a picture of No
Plate, VIN, and then call Police to report a Vehicle on the Property without a License Plate.
● Document those Vehicles that are parked inappropriately in a Yellow Zone, Red Zone, Blue Zone. Call
the owner of the vehicle to move the vehicle, as needed.
● Remind anyone sitting in a vehicle that no one can sit after parking, no loud music, no hoods up, and no
major car repairs on property that would damage the asphalt parking lot.
Property Issues
● Document any damage to fences, cameras, walls, gates, lights, plant life, walkways, parking lot, pool,
buildings, laundromat, vending machines, office, residents’ personal property, etc.
● Document any breaks around the perimeter, including but not limited to: cut fencing, damaged walls,
entry points from commercial/residential neighboring properties
● Document clutter outside of units, hanging items on balconies, unorganized bike racks
● Document items blocking Dumpsters: Move and Document via pictures.
● Document Building Lights and/or PNM Lights that are dim or inoperable.
Policy Compliance
● Record policy violations and attempt to correct if it is safe to do so. Otherwise document and report to
the CCA manager. Violations include Music volume, yelling, public alcohol consumption, misuse of
BBQ grills, Loitering, unleashed dogs, fireworks, and other CCA policies intended to provide a quiet
family environment for our residents
