Job Description

The Property Manager oversees all the operations of a commercial real estate portfolio in a defined Stream Market and is responsible for achieving superior operational results and financial performance.

STREAM BELIEVES the property manager that will lead the Pittsburgh Yards team needs to have mixed use experienceas well as strong financial knowledge, as projecting and staying within budget will be key to Pittsburgh Yards becoming self-sustainable. This property manager will have a strong customer service spirit and be willing to work, network, and activate the property above and beyond traditional office hours.

The transformation of PITTSBURGH YARDS™, a multi-faceted development project, is an unprecedented opportunity to spur a more equitable distribution of income, wealth, jobs and entrepreneurship opportunities for residents in Neighborhood Planning Unit V and other southwest Atlanta neighborhoods.

Essential Functions:

  • Supervise all on-site property management staff as well as third party vendors
  • Build and maintain a best-in-class level of service at assignment
  • Seek to build employee teams and provide training, motivation and direction for superior performance
  • Serve as point person for assignment

Responsibilities:

  • Serve as primary contact between Pittsburgh Yards and local residents and businesses.
  • Complete annual performance reviews
  • Regularly communicate employee performance expectations and achievement for all team members
  • Proper assignment of staff
  • Resolve all day-to-day property managementissues
  • Ensure all Stream best practices are implemented and followed
  • Prepare annual third party operating and capital budgets
  • Conduct routine property inspections
  • Adhere to Stream property management annual audit
  • Coordinate real estate tax review process for assignment
  • Ensure adherence to customers’ policies and procedures
  • Ensure compliance with codes, regulations and governmental agency directives
  • Manage financial performance of assignment
  • All other duties associated with the day-to-day operation of a commercial real estate portfolio space

Qualifications

  • Georgia Real estate license required
  • Bachelor’s Degree
  • CPM, RPA designation or in progress) preferred
  • Preferred 5+ years property management experience with significant supervisory responsibility
  • Property management software experience, MRI or Yardi preferred
  • Detail oriented, analytical and computer, literate
  • Strong communication skills
