Property Management Company is seeking a qualified Maintenance Technician. This person will be expected to respond to maintenance work orders, perform preventative maintenance as directed, and prepare units for move-in. Ideal candidates will work well both with a team and individually.

YOUR SKILLS

Minimum 2+ years of multifamily residential, commercial or hotel maintenance

Knowledge of safe work practices and proper use of PPE (Personal Protective Equipment)

Intermediate competency with the following: HVAC (split systems, heat pumps and PTACs), plumbing (water heaters, drain clearing, fixture replacement), electrical, appliance repair, painting, and carpentry

Exceptional customer service

Familiarity with building systems including fire sprinkler, fire alarm, and central mechanical/HVAC systems

Solid understanding of general building maintenance, including work order management and scheduling unit turnover

Ability to take direction from a supervisor and work independently through task completion

Basic computer skills, including ability to use smart phone and tablet

Advanced use of hand tools and basic power tool knowledge

Effective troubleshooting and problem solving

Experience working with vendors, contractors, and suppliers

Attention to detail and consistently doing the job right the first time

Intermediate knowledge utilizing hand and power tools

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Prepare Vacant Units for Move in, including painting, minor wall repairs

Perform Repairs and Maintenance to apartments, common areas, amenities, and grounds

Perform Exterior Maintenance

OSHA Compliance

Perform and Record Preventative and Scheduled Maintenance

On-Call Duty

Perform repairs made to appliances, fixtures, switches, outlets and other electrical systems and components

Perform Apartment Repairs including drywall, painting, installing and repairing blinds, screen doors, caulking, replacing locks, hinges and knobs, and other interior maintenance items

Perform repairs made to concrete, masonry, roofs, fencing, asphalt, sprinkler systems, garages, steps, and other exterior maintenance items.

Perform Carpentry work

Install refrigerators, stoves, washer/dryer units and dishwashers, as well as garbage disposals

Ability to lift and carry up to 80 pounds and push/pull up to 200 pounds

Maintain a Positive Attitude and Appearance

Report any unusual or extraordinary circumstances regarding residents or the community

Additional duties or job functions that can be performed safely

OTHER REQUIREMENTS:

Valid driver's license

Access to reliable transportation

Available to work a flexible schedule, potentially weekends depending on community specifics

Available for on-call schedule for after hours and weekend emergency response

Provide and maintain quality hand tools and power drill
