Assistant Property Manager (Yakima)

ASSISTANT PROPERTY MANAGER JOB DUTIES:

Assist in maintaining accurate records of all building transactions and submit on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.).

Assist in Preparing annual budgets and income projections in a timely and accurate manner.

Assist to ensure all rents, late fees and check charges are collected, posted and deposited to the bank in a timely manner.

Responsible for the safe handling of all monies once collected from the tenant until deposited to the bank. Property manager and Assistant Property Manager are 100% responsible for proper accounting of all money received from rents and vending machines. In the event of lost monies, property manager will be responsible to recover or reimburse for loss.

Assist in providing constant vendor/contractor communications concerning scheduling, billing, vendor relations and certificates of insurance.

Assist to ensure that A/P invoices are submitted to the corporate office for payment.

Assist to ensure property is rented to fullest capacity.

Assist in utilizing marketing strategies to secure prospective residents.

Represent the company in a professional manner at all the times.

Assist in confirming all leases and corresponding paperwork are completed and input to software System accurately and on a timely basis.

Assist to ensure current resident files are properly maintained.

Assist to ensure all administrative paperwork is accurate, complete and submitted on a timely basis.

Assist in dealing with resident concerns and requests on timely basis to ensure resident satisfaction with management.

Assist in developing and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).

Ensure distribution of all company or community-issued notices (i.e., bad weather, emergency, etc.).

Consistently implement policies of the community.

Assist to ensure quality and quantity of market ready apartments.

Assist to ensure that models and market ready apartments are walked daily and communicate any service related needs to maintenance.

Assist to ensure that unsafe conditions are corrected in a timely manner.
