Job Description

Manages all phases of project development including architectural programming, design, feasibility, analysis, budgeting, financing, permitting, construction document review, code compliance, cost engineering and project scheduling. Participates in the development of feasibility analysis, planning, due diligence and contract negotiations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Programming - Consults with upper management to determine functional and special requirements for new construction and/or renovations. Prepares an Architectural Program that summarizes requirements adjacencies and amenities. Upon approval, coordinates execution of the approved action. Conducts construction document reviews to ensure coordination, accuracy and code compliance.

Design - Assists the Director of Development in creating a feasible project concept by evaluating market trends, desired ambience, and image.

Feasibility Analysis - Prepares analysis to assist upper management in determining the appropriate unit mix, price, construction pace and related ratios

Cost Engineering - Evaluates all project cost reports for accuracy. Prepares comparisons to monitor construction cost trends to historical data. Updates the cost database as needed.

Project Schedules Develops and ensures project schedules are accurate. Meets with GC or CM weekly to discuss cost and schedule. Prepares a monthly project status narrative for the Director of Development.

Project Development - Implements and executes conversion of existing properties to time share. Performs due diligence to evaluate project profitability.

Resort Improvements and Renovations - Assist the Resort Renovations Manager with renovation budgeting, reserve balance compliance, subsidy calculations,

SUPERVISORY RESPONSIBILITIES

Staff- Manages Project Coordinators.

Qualifications

EDUCATION and/or EXPERIENCE

College degree in Accounting, Business, Construction or Legal Field required. A minimum of 10 years of experience in Real Estate Development of which 5 years must have been in a supervisory capacity.

Construction Project Management experience desired.

LANGUAGE SKILLS

Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Must have excellent written and verbal communication skills. Must have the ability to effectively present information to upper management.

MATHEMATICAL SKILLS

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Must possess the ability to work with Accounting and Construction mathematical concepts. Must have the ability to design and interpret statistical models.
