Our fast-growing company is searching for an experienced Maintenance Supervisor who is reliable and has a great eye for detail. The Maintenance Supervisor will work with the Property Manager daily to ensure excellent customer service is being provided to our residents. They will be responsible for the overall maintenance, supervising and mentoring the maintenance team, and preservation for the property.

Principal Duties and Responsibilities

Work with Property Manager and Regional Maintenance Director on property maintenance plans and initiatives

Recruit, supervise and train the maintenance technician(s) and/or groundskeeper(s)

Perform daily property walk

Inspect and maintain building systems (heating, ventilation, etc.)

Ensure the condition of property grounds is clean, safe, and cleared of any debris, trash, or weather-related matters. Report any suspicious activity immediately

Proactively fix and repair items as identified and as reported by residents

Complete and log quarterly preventative maintenance

Respond quickly to deficiencies found in preventative maintenance inspections

Prepping apartments for make-ready turns within 3-5 days

Monitor inventory of materials and equipment

Communicate with vendors and contractors for services needed, including capital improvement projects

Ensure effectively and timely follow up with residents, vendors, and property management team on all maintenance services provided

Respond to all on-call emergencies. Contact resident within 15 minutes of receiving a call and provide ETA not to exceed 1 hour

Respond to all maintenance requests within 24 hours

Follow up on all open, unresolved tickets

Always maintain a friendly and professional demeanor, particularly in stressful situations

Report any resident issues to the Property Manager

Experience, Skills, and Abilities Required

Must have 3-5 years of maintenance experience with a multi-family /residential property and 1-2 years in a supervisor capacity

HVAC certification is required

CPO Certificate preferred or ability to obtain within first 90 days of employment

Must have basic set of tools

In-depth knowledge of general maintenance processes and methods

Applicable knowledge of tools, standard appliances, and devices

Manual dexterity and attention to detail

Problem-solving ability

Must be responsible and reliable

Courteous and professional always

Remain calm under pressure

Valid Driver’s License required
