Maintenance Manager- Apartment

Description:

Searching for an Experienced and Reliable Maintenance Manager to perform maintenance , preventive maintenance and repairs as well as maintain proper function and appearance for a multi family-unit property. Completes reasonable work related task directives given by supervisor or above.

Responsibilities:

Make general appliance repairs, carpet repairs, A/C repairs and electrical repairs.

Performs carpentry work, welding, painting and plumbing duties as required.

Installs appliances and electrical fixtures as required.

Installs repairs and re-keys deadbolt locks.

Handles designated service requests within 24 hours.

Maintain proper levels of inventory.

Properly uses safety equipment in keeping with MSDS.

Moves appliances, with assistance, using appliance dolly.

Maintains a clean and orderly shop.

Adheres to company key procedures.

Participates in an ongoing property improvement plan and preventative maintenance program.

Reports any maintenance problems.

Clean unit’s for rent ready condition.

Evaluate and paint entire unit for turnover if necessary.

Maintain common area’s including; painting, cleaning, repairs, etc.

Assists with resident functions as required.

Self Motivated & Self Starter.

Must be prompt, on time to work, and have good, regular attendance.

Adheres to and complies with company safety policies and rules and wears personal protective equipment (PPE) as directed. Adheres to OSHA safety standards that are applicable for the safe performance of job.

Perform minor/major maintenance/repair of apartments, buildings, door locks, gating, plumbing, caulking, pipes, etc., as needed.

Conduct inspections of vacated and occupied apartments for maintenance and repairs needs.

Maintain outdoor lighting and repair.

Replace baseboard heaters, switches, thermostats, appliance parts (i.e. oven elements, water heater elements).

Maintain good public relations with the community by conducting all property activities in a professional manner.

Maintains courteous and helpful demeanor with residents, applicants, co-workers, vendors, etc.

Works on-call, overtime, weekend, holiday and evening work as required.

Be available for off hour emergency call outs.

Must have mode of communication in which to be contacted and to respond in cases of emergency.

Acts as a team member with all employees of the management staff.

Complies with all policies as outlined in the Managers Manual.

Performs other duties as assigned by Property Manager, On-Site manager or Maintenance Manager (Where applicable).

Qualifications:

Must have average written and oral communication skills to be able to understand and follow directions.

High school diploma or equivalent.

Completed technical courses involving electrical, plumbing , various construction and/or other maintenance related items.

Minimum of three years experience in make-ready and apartment maintenance.

Valid driver’s license and reliable transportation.

Basic computer skills

Good problem solving skills / Self reliant

Must have basic knowledge of performing repairs plumbing, electrical, painting, changing locks, drywall repair.
