Located on an 18-acre parcel in Queen Emma’s Bluff, the Ka’iulani of Princeville has a reputation as one of the most exclusive properties in Princeville. There are 35 building structures, heated swimming pools, jacuzzi, several water features, and a spacious recreation center.
The Maintenance Technician's responsibilities include conducting general maintenance and repairs on facility equipment and property structures of KOP, including plumbing and electrical systems. The Technician must be physically capable to work all aspects of the property maintenance insuring a safe and comfortable living environment for residents, visitors, and staff.
Maintenance Technician must also be able to communicate effectively, have good people skills to work with his crew and his supervisors. Execute strong attention to detail and personal integrity including working with a team or independently and have a strong work ethic attitude.
The Technician must have strong organizational and time-management skills; the ability to follow directions; and have good record-keeping skills to manage materials and expenses. Mechanical skills are necessary to make simple repairs to equipment and irrigation systems. A swimming pool certification is preferred but not required.
Duties:
Conduct routine inspections of premises and equipment
Perform preventative maintenance
Handling basic repairs and maintenance
Overseeing contractors when professional repairs are necessary
Keep machinery and tools in good repair and working order
Ensures all work is completed in adherence to safety policies and guidelines
Provides input in analyzing and forecasting future needs of the property
Observe organization of work and take necessary actions to ensure highest quality
Diagnosing mechanical issues and correcting them
Develop and recommend improved work methods and standards
Maintain pool, jacuzzi, water features, and pavilion facilities on daily basis
Must proficiently communicate with management and coworkers
Requirements:
Motivated individual with 4+ years proven maintenance technician experience
Ability to take apart machines or equipment, to remove and replace defective parts
Experience with precision measuring instruments or electronic testing devices
Ability to check blueprint, repair manuals, or parts catalogs as necessary
Experience in roof maintenance preferred but not required
Skilled in use of hand, power, and common tools
Experience performing routine maintenance
Strong organizational and follow up skills
Keen eye for detail
Good communication skills
Strong time management skills
Willing to work in a team environment
Good attendance record and be on time for work
Ability to maintain focus while working individually
Candidate will be subjected to pre-placement drug testing
Have at least 2 or 3 good previous employment or character references
Must be able to complete tasks expressed in the job description and be willing to participate in other activities as deemed necessary by Association Management
Compensation:
Competitive pay based on experience & offering
