As the Assistant Manager, you will be responsible for the day to day operation of the store including tenant rental and providing tours of the property, keeping the property clean, light sales of rental insurance and retail products. In addition, you will assist with the lien process of delinquent units, and must be able to offer exceptional customer service both in person and on the phone. The ideal candidate will have an entrepreneurial spirit and a drive to help the property/stores succeed!

Experience & Qualifications

Prior self-storage experience preferred but not required.

Self-Storage Software Experience is preferred

Customer service, retail sales, marketing experience is preferred

General office and telephone skills are preferred

Successful record of accomplishment of sales and marketing skills in the self-storage or retail industry is preferred

Ability to pay close attention to detail

Valid driver's license and reliable form of transportation are required to perform essential functions of this job

Weekend availability is required on a limited basis

Possess the motivation and work ethics to succeed in a customer service environment

Position involves or requires the following:

Responsible for operating and managing the facility - including renting units, marketing, assisting tenants with issues, and collecting delinquent accounts

Physical activity is an important aspect of this job as cleaning and physical maintenance will be required

Renting self-storage units by touring potential tenants the property and showing units to fit their needs.

Provides outstanding customer service by helping customers resolve problems and managing telephone and walk-in inquiries

Effectively utilizing advertising, promotions and customer service skills to keep the stores at optimum occupancy

Controls delinquent accounts through telephone contact and letters on a regular basis

Cleans storage spaces, hallways, and grounds as needed. Clean office daily.

Storage spaces must be thoroughly cleaned as they are vacated to ensure incoming tenants receive a clean space

Conduct daily lock checks as well as visual inspection daily

Effectively and professionally communicates with management and fellow managers

Experience in sales and marketing

Some computer experience required on Microsoft office programs and e-mail

Reliable transportation with a valid driver’s license and current auto insurance as you will need to travel to bank and post office and other properties to perform daily responsibilities when necessary

Must be able to manage multiple tasks and projects

Reports to Resident Manager

Work availability of Monday-Friday 9 am- 6 pm and Saturday 9 am- 5 pm as well as be available for overtime when necessary

Physical activity required including yard work, cleaning units and maintenance

Accurate filing and record keeping skills

Basic Math Skills

The ability to manage delinquent accounts and maintain low accounts receivables
