Job Description

POSITION OVERVIEW:

The

Data Center Property Manager oversees the facility side of property operations and aids in operational success for our team and customers. The roleis responsible for achieving superior operational results and financial performance.

ESSENTIAL FUNCTIONS:

  • Serve as point person for the data center.
  • Build and maintain a best-in-class level of service at the property.
  • Supervise all on-site property management staff as well as third party facility vendors.
  • Manage the employee team and provide training, motivation and direction for superior performance.

RESPONSIBILITIES:

  • Resolve all day-to-day property management issues.
  • Ensure adherence to customers’ and owner’s policies and procedures.
  • Collect rent; Maintain Accounts Receivable reporting; Prepare all necessary correspondences related to rent and lease administration.
  • Maintain lease files and audit the files as necessary.
  • Manage financial performance of the data center, including accruals and financial draws (as necessary).
  • Complete monthly and quarterly owner and lender reports.
  • Maintain personal contact with all tenants/clients and prepare monthly customer reports.
  • Process payables.
  • Utilize IMPAK work order system for non-technical work, which includes creating tickets and logging PM schedules, approvals, and closing work orders.
  • Collect vendor bids for non-technical work and prepare service agreements.
  • Schedule vendor work, create POs, and maintain vendor files.
  • Conduct routine property inspections.
  • Hazard monitoring and reporting.
  • Ensure compliance with codes, regulations and governmental agency directives.
  • Prepare annual operating and capital budgets.
  • Prepare soft and final CAM Reconciliations.
  • Coordinate real estate tax review process for assignment.
  • Collect all required Certificates of Insurance.
  • Staff the property; Regularly communicate employee performance expectations and achievements for all team members; Complete employee performance reviews as required.
  • Ensure all Stream best practices are implemented and followed.
  • Adhere to Stream property management annual audit.
  • Comply with SOC 1, SOC 2, and PCI protocol.
  • All other duties associated with the day-to-day operation of a commercial real estate portfolio.

Qualifications

  • 5+ years property management experience with significant supervisory responsibility
  • CPM, RPA designation (or in progress)
  • Real estate license (if required by State)
  • Bachelor’s Degree in Business Administration, Finance, Engineering Architecture, Planning or related field
  • MRI or Yardi experience
  • Attention to Detail
  • Ability to fluently discuss financial performance
  • Ability and experience in creating complex worksheets in MS Excel
  • Strong skills in Microsoft Outlook, Word and PowerPoint
  • Excellent communication skills
