$1,250/mo PT Managing Couple Wanted for Small Mobile Home /RV Parks

A part-time managing couple is being sought for two, small Mobile Home /RV parks within a mile of each other in South King County. In exchange for managerial duties, a monthly $1,250 stipend and a well-maintained 2bed/2bath home will be provided (rental value of $1,200.) Retirement and medical coverage are not included. Bonuses based upon occupancy are available. Position is ideal for a retired couple or a couple working from home.

The Community Manager requires an average of 20 hours a week. More time is required at the beginning and end of the month for issuing invoices and depositing payments. Additional time is also needed on the physical maintenance and oversight during the growing season (spring and fall). Responsibilities are broken down into two categories:

Office Administration duties such as processing invoices and payments, updating leases, processing move ins and outs, supervising vendors, enforcing rules and regulations with tenants, and maintaining 2 set office hours per week.

Outside Maintenance duties include reading and submitting meter readings, minor repairs, picking up garbage around the property; light landscaping; enforcing rules and regulations regarding lot cleanliness; helping transition manufactured homes and/or RV’s on or off property; and prepping lots and the few cottages or park owned units that come up for rent. It is helpful to have basic plumbing, electrical and construction knowledge.

Applicants should have good people & organizational skills, proficiency with internet / emails / Microsoft Word, and adequate health to maintain landscaping & address routine maintenance/repair needs. A truck is also handy. Requires only 2 office hours per week, but a strong on-site presence is achieved by living on-site, walking the parks daily, and use of a smart phone to respond to calls, emails, texts, etc. One well-mannered pet - 25 lbs or under - is welcome.
