Salary Range: $37,197.38 to $39,080.50 DOE, annually, full-time

Hours of work: 8:00AM to 5:00PM, Monday-Friday.

Position Description: This position is responsible for appraising property in order to assist with the assessment process.

MAJOR DUTIES:

  • Completes field appraisals for residential, commercial, and agricultural property; collects field data; measures, sketches, and photographs structures.
  • Maintains job-related records and files.
  • Assists taxpayers by explaining property valuations, describing potential exemptions, explaining tax assessment rules and regulations, and preparing applications for exemption programs.
  • Assists other county personnel, taxpayers, surveyors, attorneys, appraisers, and real estate personnel by providing information regarding property ownership, addresses, descriptions, locations, and values.
  • Maintains certification by attending educational and training sessions as required.

KNOWLEDGE/SKILLS:

  • Knowledge of general building and construction practices and materials.
  • Knowledge of procedures used to determine valuations of real property.
  • Knowledge of state laws pertaining to real property taxation.
  • Knowledge of techniques used in determining fair market value.
  • Knowledge of state rules and regulations regarding property taxation and appraisal methods.
  • Knowledge of the geography and location of properties in the county.
  • Skill in maintaining accurate records.
  • Skill in performing basic mathematical calculations and drafting.
  • Skill in producing and reading maps.
  • Skill in using a computer, camera, blueprint copier, and measuring tools.
  • Skill in oral and written communication

MINIMUM QUALIFICATIONS:

  • Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education.
  • Sufficient experience to understand the basic principles relevant to the major duties of the position, usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years.
  • Ability to meet necessary requirements to become a Certified Ad Valorem Appraiser as mandated by the Wyoming Department of Revenue.
