We have an immediate opening for a Maintenance Supervisor of a large apartment community in Morgantown, WV. This maintenance supervisor will be responsible for the coordination of all maintenance work and management of the maintenance, housekeeping and grounds maintenance staff at all properties. The successful candidate will have 5-7 years experience with multi-family maintenance, managing a staff and ability. This is a hands-on position meaning not only will the candidate be able to manage staff and the general oversight of the maintenance function, but they will be able handle work tickets as well.

ESSENTIAL FUNCTIONS

- Coordinates with the vendors and suppliers to ensure that the renovation of units will happen timely to meet the deadlines set by the asset teams.

- Communicates with the asset team, Community Manager, Vendors performing the work in the units, the maintenance team at the site that will be performing the punch out work in the units to ensure that all work is being completed timely and to the standards set by the team.

- Responsible for ordering maintenance materials, supplies and parts

- Responsible for managing to the budget on costs of materials and labor to complete the turnover of renovated units.

- Monitor employee's work load, review work performance and supervises maintenance technicians, housekeepers and groundskeepers if appropriate

- Responsible for selection, orientation and training of staff if appropriate

- Responsible for performance evaluation and counseling of staff if appropriate

- Makes certain all service requests are completed on a timely basis and notices are left in resident's homes

- Maintains accurate records, completes and submits timely reports as required by management. This includes the Redevelopment Detailed Schedule that tracts time in construction, time in vacancy and rents achieved compare to proforma.

- Notifies the community manager of any supplies or parts necessary to complete the service requests

- Preventive maintenance: Regularly inspects grounds, buildings, plumbing, electrical fixtures, appliances and major equipment

- Emergency maintenance: Is available for back-up of on-call personnel and ensures an alternate back-up technician is assigned

- Conducts monthly employee safety meetings with the staff covering topics related to safety, repair, and maintenance techniques, operational procedures, or equipment use.

- Investigates accidents and injuries and regularly inspects work areas and tools to ensure a safe working environment.

- Maintains all storage and maintenance shops according to company standards ensuring safe working conditions.

- Maintains and safeguards all company tools and equipment, monitoring and ensuring appropriate part inventories.

- Meet the company standards on customer service.

- Performs other duties as assigned

Candidate must have own vehicle and valid drivers license. Also candidate must have education and training in general Maintenance repair, HVAC certification or closely related technical area to ensure the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.
