A senior housing project located on the St. Mary's Episcopal Church campus in Anchorage, Alaska, is owned and operated by the St. Mary’s Episcopal Church Housing Company, LLC, (Housing Company) a non-profit. St Mary’s Episcopal Church is the owner of the Housing Company. The Thomas Center consists of 15 apartments and several congregate spaces and provides various supportive services for elders. It is not, however, an assisted living facility, but is a supportive and interdependent community of active adults, in which we help and support one another. Mission and Philosophy of Thomas Center for Senior Leadership

The Thomas Center is a proud component of the St. Mary's Episcopal Church campus in Anchorage, Alaska and a central ministry of our elders to the congregation at St. Mary's and the larger Anchorage area.

The Thomas Center housing focuses on promoting healthy senior leadership in everything we do. The housing program reflects our belief that the identity of an elder is not about becoming a “patient” or ‘person to be taken care of’, but a senior leader serving as a role model for our community.

General Manager Position

The General Manager position is a position that reports to the chairperson of the Housing Company’s Board of Managers, and works in close cooperation with the Managing Member of the LLC. The General Manager is responsible for the overall day-to-day operations. The General Manager is expected to develop and nurture the climate of the Thomas Center as a faith-based community of life long learning, interdependence, and respect in an open, accepting, supportive and non-judgmental manner. Although St. Mary’s is a progressive Christian community, we welcome people of all faiths, as well as those with no particular religious tradition.

Required Skills and Competencies

Must have a friendly, professional, positive and energetic approach to working cooperatively with residents to help them maintain their health and independence.

Must have a strong commitment to the mission and philosophy of the Thomas Center for Senior Leadership.

Must have excellent organizational, communication and interpersonal skills.

Good decision-making skills.

Excellent listening skills.

Ability to work independently.

Experience in housing management, managing contractors, contract administration, general business duties, geriatric, social work or related fields.

Experience supervising staff.

Experience in financial management, and developing and managing budgets.

Some experience in oversight of facility maintenance.

Good communications skills including writing and comfort in interacting with the tenants, board, staff and clergy.

Understands and helps to implement the policies and procedures and resident manual of the Thomas Center for Senior Leadership.

Ability to work collaboratively with diversity of groups including Board of Managers, staff, elders, and St. Mary’s clergy, particularly the St. Mary’s rector.

Must have computer skills, experience and comfort working with the standard suite of Microsoft programs (Outlook, Word, Excel, etc.) and the ability to make updates to the website using a web-based, user-friendly platform.

Must have, or be able to obtain, CPR Certification and some knowledge of basic first aid and emergency response.

Understanding of relevant state and federal regulations, including Landlord Tenant Act.

Duties

General:

Understand and embrace Thomas Center mission philosophy, and purpose and execute duties to further the goals of the Thomas Center.

Work closely with St. Mary’s Rector and the Thomas Center Board of Directors.

Support Board of Directors meetings and advise from time to time of adjustments needed in Policies & Procedures, budgets, house rules, or any other matter of interest.

Support Resident Council meetings.

Develop, communicate, implement, and adjust, from time to time, the house rules as defined in the Policies and Procedures Manual

Develop, maintain, and implement Policies and Procedures with regard to physical safety and security. Security includes staff and resident confidentiality.

Set up and maintain record management systems.

Resident Engagement:

Recruit tenants, review applications, interview applicants and help select apartment units.

Assist in participant selection, manage leasing process, provide orientation, and assist with move-in.

Work with residents to accommodate apartment unit for service needs e.g. accommodating a wheel chair, live in pets or other special needs.

Assist in making appropriate housing referral for residents with health challenges who, because of these, may no longer be able to reside at the Thomas Center, consulting with St. Mary’s Rector and/or pastoral staff.

Provide notices (rent increases, evictions, changes in lease terms) in accordance with the Landlord Tenant Act.

Financial Management

Develop, maintain, and implement financial policies and procedures, including rent collection.

Operate facility within approved budget.

Assist in the preparation of annual budgets for approval.

Monitor expenses, review bills for accuracy, prepare check requisitions for approval and payment.

Work with bookkeeper to provide monthly and annual financial reports to the Board of Directors detailing revenue and expenses.

Manage payroll and oversee purchasing and invoice systems.

Consult with Board President and Managing Member with any issues and exceptions identified.

Personnel Management

Develop, maintain and implement Personnel Policies and Procedures.

Recruit, hire, train, and supervise staff. (Staff anticipated to include housekeeper, chef, resident assistant, and other assistants.)

Develop and implement resident feedback systems.

Program Management

Develop, maintain and implement Program Policies and Procedures.

Organize, schedule, and advertise programs.

Provide oversight of class programs.

Schedule space with outside groups.

Facility Management

Develop and maintain quality control systems for food service, housekeeping, and maintenance.

Develop, maintain and implement building and ground maintenance plan.

Contract for regular maintenance services including scheduled preventative maintenance.

Schedule and organize unit refresh as needed.

Communications and Marketing

Maintain active relationships with referral sources and networks.

Work with residents’ service providers, if they have them, to ensure their activities do not disrupt other activities of the Center.

Prepare reports and updates as needed by the Board of Managers.

Maintain house reader board.

Represent Thomas Center in public communications.

Provide information and communicate with prospective residents; provide tours as needed to recruit new residents. Prepare and maintain a supply of New Prospect Folders for interested parties.

Work with public relations resource to maintain and update website and other social media.

Work with public relations resource to manage marketing campaign.

Conditions of Employment

All employees of the Housing Company are “at-will” employees. This means that either the employee or the Housing Company is free to end the employment relationship at any time, for any reason, with or without cause and with or without notice.

The General Manager is a full-time position and shall keep a consistent and punctual work schedule, generally forty (40) hours per week. Normal office hours will be discussed as part of the interview process.

Functional job requirements:

Ability to lift 30 lbs

Ability to communicate effectively in written and spoken English

Ability to traverse uneven or ice-covered surfaces

Ability to utilize adaptive equipment, office equipment and remote operating devices such as laptops, cell phone, etc.

Ability to hear and respond effectively to fire and emergency alarm systems.

Salary and Benefits

The salary will be dependent on the level of experience of the applicant. The Thomas Center will provide a benefits package, which includes medical insurance, personal/vacation leave, and sick leave as well as the opportunity to participate in a defined benefit retirement pension program.
