Kokua Real Estate Services supports one of Maui’s largest commercial & residential property managers and is seeking a reliable, responsible, experienced full-time working Maintenance Supervisor with a truck and basic tools. Candidates must have good problem-solving skills, be able to communicate effectively, and work well with other employees, tenants and vendors. Excellent pay and benefits depending on experience.

Responsibilities

The person in this position is responsible for performing general maintenance tasks including work orders, maintaining commercial and residential properties, curb appeal, amenities, and other common areas at one or more properties. This position reports to the Director, Maintenance & Construction Services and will oversee maintenance techs and janitors. An excellent maintenance supervisor must be reliable and have a great eye for detail. They must have technical skills and knowledge of various crafts such as carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are also essential.

Key responsibilities of this position include, but are not limited to the following:

Performs maintenance projects and tasks with minimal supervision consistent with Company policy.

Inspect facilities periodically to determine problems and necessary maintenance

Proven experience as maintenance supervisor or similar role

Maintains the highest level of customer service for prospects, residents, vendors, and tenants.

Knowledge of health & safety practices and regulations

Recruit, supervise and train maintenance technicians

Hire and supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)

Contribute to the development of maintenance budget and ensure compliance.

Report any issues with property or tenants to Property Manager.

Painting of units or outside of building as needed.

Keeping equipment and tools in good working condition.

Qualifications

High school diploma or equivalent

Two to Five years industry or maintenance related experience

Proficient knowledge of electrical, plumbing, and appliance repair with hands on experience

Available to be “on-call” and emergency calls when requested and promptly respond to work order requests during assigned periods

Proven organizational and time management skills

Valid Hawaii driver’s license and current automobile insurance

PHYSICAL REQUIREMENTS

May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs

ATTENDANCE

Position is full-time, Monday to Friday, and occasionally on the weekends. We are looking for individuals who can work their scheduled hours plus other hours necessary to complete the job. Work schedules and location assignments are subject to change.
