The role of Property Manager at HSI is an opportunity to join our team of housing professionals, managing the day to day operations and compliance for all Homeless Solutions (HSI) owned or managed permanent residential properties. This role has oversight for relationships with tenants, other housing providers, voucher issuers, and other housing organizations including not-for-profits and local governments, as well as building operations related to maintenance and security. This role is offered at a starting salary from $75K-$80K annually for qualified applicants:
This is a full time, exempt, onsite position, reporting to the Director of Asset Management, working primarily out of our Cedar Knolls administrative offices, with frequent travel to our other facilities primarily in the Morristown area. Hybrid remote work arrangements may be available at the discretion of management. Professional development opportunities will be provided on an ongoing basis. This position is responsible for implementing our high standards for the maintenance and upkeep of our growing property portfolio, and for imparting that philosophy on tenants and those who work for or contract with HSI.
This role will be responsible for oversight of and participation in:
Administration/Compliance for various affordable housing funding sources and entities as well as legal obligations relating to building maintenance.
Tenant/resident relations including documentation, conflict resolution and identification of supportive services as needed to promote successful tenancy.
Rent loss control and collection management, including collaboration with Finance staff for rental accounting.
Oversight of service request coordination.
Management of a seasoned, established staff of property management professionals through strong leadership, guidance and communication.
Qualifications
Minimum 5 years experience in multi-family affordable housing management, at least 2 years of which will have been at a supervisory level including scheduling and staff relations and performance evaluations.
Certified Occupancy Specialist; ARM CPM designation preferred.
Experience with enterprise systems such as MRI, as well as experience using Microsoft Office. Ability to learn and use new programs, including mobile applications, as required by the role.
Demonstrated experience with collections and financial management of rent payments
Excellent oral and written skills, as well as organizational skills, to allow for effective and professional interactions with coworkers, clients, tenants and outside contacts is essential.
Ability to organize, work independently, prioritize, negotiate and problem solve.
Knowledge of laws and standards that apply to property management, such as Fair Housing Laws, Landlord-Tenant Law, OSHA Standards, REAC; NJHMFA;DCA; local and state building codes.
Valid driver's license and reliable transportation. Willing and able to travel between properties owned by HSI and its affiliates.
