Self Storage Management
Essential Duties and Responsibilities Include:
Must be available to work weekdays and weekends - Monday through Friday 9AM to 6PM, Saturday 9AM to 5PM and Sunday 9AM to 4PM.
Opens, closes and maintains facility.
Maintains efficient and friendly communication with customers.
Answers phones in a friendly and courteous manner and return applicable messages.
Leases self-storage space. This includes executing lease agreements and collecting initial rental fees.
Maintains a clean and professional office and facility.
Maintains all files (computer and manual) by keeping them organized and up to date
Manages rentals of U-Haul vehicles, including executing rental paperwork, collecting applicable fees and light cleaning of vehicles.
Keeps store retail merchandise filled and organized
Follows up with customers regarding delinquent balances.
Understands and complies with all lien processes ("The Lien Laws") regulated by the state in which the facility is located
Closes facility, including financial reconciliation of petty cash and other monetary receipts from that day
Other duties as assigned.
Required Skills / Abilities:
Must possess a valid drivers' license and have reliable transportation.
Ability to inspect facility in its entirety.
Strong interpersonal and customer service skills.
Proficient with Microsoft Office Suite or related software.
Education and/or Experience:
High school diploma or equivalent
Customer service experience required
Previous self-storage experience preferred
Work Environment:
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Work is primarily conducted in the self-storage office as well as in and around the self-storage property. In the office, an employee may be sitting for extended periods of time while engaged with customers or in computer-related work. Conversely, an employee may be active in movement; involved with assisting customers with a variety of tasks, cleaning the office and adjacent bathrooms, replenishing sold retail items, etc. The noise level in the office environment in usually quiet with low-volume background music. In the self-storage property itself, an employee may be engaged in a variety of tasks, e.g., cleaning/sweeping a vacant unit, policing the floors for trash or any anomalies, checking /retrieving carts left on floors, etc. Out on the self-storage property, exterior work may be performed in cold, wet, hot, and uncomfortable conditions and weather, depending on the assignment such as checking in U-Haul rentals, using a blower to remove dirt/debris, policing property for any anomalies, etc.
