CFY Development, Inc. specializes in the development and management of quality affordable housing communities in California. We are currently seeking a highly motivated Community Manager in Truckee, CA, with experience in multi-family housing. Experience with LIHTC and Section 8 housing is a plus, but not required.

The Community Manager is responsible for all community operations including maintaining property compliance, leasing of vacancies in accordance with CTCAC and Fair Housing, collection of revenue and proper upkeep of our management software, maintaining the physical aspects of the property, supervision of onsite staff, and ensuring a safe and peaceful work and living environment for all involved. The Community Manager reports directly to the District Manager and they work in tandem to achieve company goals.

Our new Truckee community will have a strong emphasis on the Arts, and the Community Manager will be looked to/responsible for engaging with the artistic residents of the property and the Truckee community; with the goal of creating an active, welcoming, supportive and lively community that routinely engages with the residents of Truckee and surrounding areas. The Community Manager will be required to live onsite.

About the position:

FINANCIAL

In conjunction with the District Manager, the Community Manager will assist in the formulation of budgets for each upcoming calendar year. Ensures that all rents are collected when due, and posted in a timely manner. Performs evictions, and landlord liens as required on delinquent rents. Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.

PERSONNEL

Hires, terminates, trains, motivates and supervises all on-site staff in order to achieve operational goals of the Community. Conducts on-going training with office staff; e.g., LIHTC and CTCAC procedures and policies, leasing paperwork, workplace safety, compliance, general maintenance and any other type of training that may be needed on a daily basis.

ADMINISTRATIVE/OFFICE

Ensures that resident files are complete, in compliance, and that all lease related documents are executed properly. Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports to the corporate office on a weekly and monthly basis.

RESIDENT RELATIONS

Maintains a positive and supportive relationships with residents. Encourage creative endeavors as appropriate for the community; including family-friendly activities. Work in tandem with onsite Resident Services. Post appropriate notices for inspections, delinquencies, non-compliance.

MAINTENANCE

Inspect the Community on a regular basis; including semi-annual inspections of all units. Supervise and guide onsite maintenance staff. Contact approved vendors when appropriate. Perform all needed 3rd party inspections (Fire Dept., CTCAC, etc.) in a timely manner.

MARKETING/LEASING

Conduct market surveys quarterly or as needed and provide trend report information. Shop competition and be aware of neighborhood market conditions. Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc. Promote the property and community in a positive and professional manner.

REQUIREMENTS

Skills and Abilities

Knowledge of state and local landlord/tenant laws and applicable building codes

Knowledge of CTCAC, LIHTC and Section 8 programs, and Fair Housing

Excellent communication skills in both verbal and written form

Must have strong computer experience in MS Word, Excel and Outlook; AMSI, Yardi or Real Page experience a plus.

Ability to act with diplomacy in difficult situations

Ability to respond to emergencies on holidays and weekends, as needed

Ability to direct, motivate, train and develop team members and residents

Must be thorough, reliable, responsible, honest, organized, flexible and service-oriented

Must have a valid Driver's License

Education & Experience

High School diploma or equivalent

Minimum two (2) years' experience in multifamily housing industry
