Country Living and Greentown Estates is seeking a Maintenance Technician to maintain two (2) prosperities in Tipton and Greentown, IN. The position is as follows:

Maintenance & Grounds Technician Responsibilities include, but are not limited to:

1. Quickly diagnose maintenance issues and find solutions that ensure resident safety while balancing time sensitivity and cost.

2. Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary.

3. Assist with maintenance and repair of mechanical, electrical, and other physical structures in accordance with SOPs (standard operating procedures), internal requirements, manufacturer's specifications and safety policies.

4. Paint structures, drywall and plaster, perform masonry work, and repair plumbing fixtures and woodwork.

5. Uses hand and power tools while ensuring tools and equipment are maintained and repaired.

6. Maintain and install electrical fixtures.

7. Grounds work includes ensuring grounds are clean and free of any trash, emptying common area trash cans, cleaning the common areas of the buildings including interior and exterior hallways, cleaning the playground, mailbox areas, and leasing office, supporting in-depth cleaning for mobile home turns as needed.

8. Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects.

9. Maintain good rapport with current and prospective residents.

10. Follow company policies with regards to gaining necessary approvals for any large maintenance tasks/expenditures.

11. Complete maintenance requests in a timely manner and document time, expense and results

Regularly assess the property for safety and preventative maintenance opportunities.

12. Maintain and secure a spare parts inventory of basic maintenance hand and power tools. Recommend maintenance staff have their own maintenance tools, equipment and supplies as required.

13. Comply with all OSHA regulations and any applicable laws regarding health, safety or environment

14. Assist other maintenance technicians, while working under the close direction of the Property Managers and Regional Managers.

15. Deliver notices, banner homes, and perform winterizations and de-winterizations protocol.

16. Attend staff meetings on a regular basis, and perform other tasks as assigned by Management.

Additional Requirements:

High School diploma or GED.

Valid driver’s license and reliable vehicle (Preferably a Truck).

Availability to be on call and assist in after-hours emergency situations.

Availability to work set and longer hours between two (2) communities on a half day basis.

Must be able to perform the physical functions of the position, not limited to: ability to walk properties, ability to lift 50-90lbs on a regular basis.

Must be able to communicate effectively both oral and written.
