Our company is looking for an experienced Maintenance Superintendent for a temporary assignment at our 100-unit senior apartment complex in Oswego, NY. The individual we are looking to hire must have a good work ethic and be able to perform work that meets our high standards of excellence with minimal supervision. The individual must also have good communication and interpersonal skills and be able to maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees.

THIS IS A TEMPORARY FULL-TIME POSITION

Candidates for this position must be available to work January 4, 2021 through March 26, 2021, Monday through Friday from 7:00 AM to 3:00 PM. However, snow removal during the winter months and/or unforeseen circumstances might require additional work hours during the week and on weekends. In addition, the Maintenance Superintendent must be available to respond to maintenance emergencies and lockouts from Monday at 3:00 PM through the following Monday at 7:00 AM every other week.

THIS PROPERTY HAS A STRICT NO-SMOKING POLICY

Smoking is prohibited in all areas of the building and grounds, including, but not limited to individual apartments, parking lots (and in cars parked in parking lots), doorways, patios, and seating areas. The term “Smoking” includes the inhaling, exhaling, or carrying of any lighted cigarette, e-cigarette, cigar, or pipe and other tobacco products, marijuana (including medical marijuana), herbal smoking products, “Legal Weed” or products known as “bath salts”, or other legal or illegal substances. In addition, the use of any chewing tobacco or “dip” (oral tobacco products) shall be prohibited.

THIS POSITION REQUIRES SPECIFIC LEVELS OF KNOWLEDGE AND SKILLS

Candidates for this position will not be considered unless they have the knowledge and skills necessary to perform the essential tasks and responsibilities this position requires. These essential tasks and responsibilities include but are not limited to:

Keeping the common areas of the building and grounds clean, including picking up garbage, vacuuming halls and stairways, mopping, and keeping all walkways clear.

Completing grounds work such as grounds keeping, grounds pick up, sweeping, cutting the grass, light landscaping, and snow removal.

Making basic repairs to electrical, plumbing, carpentry, drywall, masonry, and other routine repairs.

Cleaning, making repairs, painting, and performing other required maintenance to vacant apartments to make them ready for a new tenant to move in.

Performing preventative maintenance and inspections of building systems and equipment.

Overseeing outside vendors and contractors.

Performing other duties that may be assigned by the Property Manager. 

ADDITIONAL REQUIREMENTS

Candidates for this position must also meet the following requirements:

At least 2 years' experience as an apartment maintenance superintendent -OR- at least 2 years' experience in a similar field that requires the same level of knowledge and skills. Supervisory experience is preferred but not an absolute requirement.

Have the necessary tools to perform the essential tasks and responsibilities this position requires and be proficient at safely using them.

Physically capable of lifting 50 pounds unassisted.

Able to kneel and crouch and maneuver in small spaces.

Have a current driver's license and a dependable vehicle with up to date registration and insurance.

Agree to undergo a background check, in accordance with federal, state, and local regulations.

Authorized to work in the United States.

A high school diploma or equivalent (GED).

SALARY

We offer a very competitive salary based on level of experience. Additional compensation includes stipends for cell phone and mileage.
