Purpose:
The function of a Facility Services Technician is maintaining all multifamily properties. The Facility Services Technician has daily contact with tenants or personnel and therefore is a key participant.
Formal Policy Setting Responsibilities:
- Report directly to the Multifamily Property Manager
- Receives daily direction from our Tenant Services Coordinator
Primary Responsibilities:
Works with the Property Manager in managing all maintenance-related and capital improvement activities
within Beck Partners CRE’s property portfolio.
Initiates, performs, and tracks maintenance projects.
Monitors, maintains, and performs standard repairs to building electrical facilities and systems, such as tubes,
fixtures, switches, photo cells and outlets; assists licensed electricians with non-technical repairs as appropriate.
Monitors performance of heating, ventilation, and cooling systems for the facility; performs standard
repair/replacement of components, as appropriate, and non-technical maintenance tasks such as cleaning of
heating and cooling fan coil units and adjustment of system controls.
Monitors and performs non-technical maintenance of plumbing systems, to include standard repair of leaking
fixtures, cleaning obstructed waste lines, installing water coolers, and/or performing non-technical modifications
to plumbing and water supply systems; assists licensed plumbers, as appropriate.
Performs carpentry maintenance tasks including routine sheetrock/drywall installation and/or repair, window
replacement, cabinet and countertop replacement, painting and texturing, and door and hardware installation;
paints interior and exterior finishes, as appropriate.
May assist in maintaining water treatment and storage systems.
May perform general maintenance, custodial and trash removal tasks.
Move-outs, general maintenance, repairs, maintaining building systems, grounds upkeep and overall upkeep of
all properties.
Ensures property care in the use and maintenance of equipment and supplies; promotes continuous
improvement of workplace safety and environmental practices.
Assists Property Manager in carrying out the implementation of various policies, standards, procedures and
programs relating to the overall maintenance and upkeep of the properties.
Works with Property Manager to meet and exceed the needs of the facility.
Develop scopes of work for small improvements / services and seek out qualified contractors to bind the work.
Develops and maintains relationships with vendors, collaborating on approved vendor list, keeping vendor list
updated and publishing the list for the properties.
Sign installation for Brokerage Division.
Field maintenance related calls and respond to the call promptly and within the designated time frame.
Create work orders for scheduled or reported maintenance items using company appropriate forms and/or utilizing company software.
Track work orders with property management software and update daily.
Complete daily property reports.
Manage and track all inventories and supply purchases.
Inspect vendor and contractor completed jobs.
Assist Property Managers in maintaining quality control of contracted vendors (landscaping, janitorial, pest control, etc.
Assist Property Managers with property inspections.
Maintains a positive and professional attitude inside and outside of our organization.
Support Property Management team as needed.
