Position Summary: This position under general supervision performs semi-skilled and/or unskilled maintenance or repair tasks on various residential and commercial buildings and apartments, grounds and equipment in the Wasilla, Palmer and Houston areas.

Overview: Work involves basic knowledge of heating, mechanical, carpentry, plumbing, pest control, electricity, painting and other ares as may be necessary. Provides prompt and courteous responses to all tenant requests for building maintenance service through a work order process and ensures that the response complies within the work order time-frame and work orders are signed off and submitted in a timely fashion.

Examples of duties: Performs miscellaneous light duty repairs and maintenance tasks to buildings and equipment including: heating systems, ventilation, mechanical, plumbing, utility and alarm systems, electrical, windows, carpentry, flooring, painting and other finishes. Performs seasonal preventive maintenance on various systems. Performs general cleaning and preparation of units for renovation and re-leasing. Performs moderately heavy manual labor including moving heavy objects such as refrigerators, stoves, etc. with strength and agility. Must be able to lift, carry, push or pull, climb, balance, kneel or crouch as needed. Must be able to lift a minimum of 50 pounds repeatedly during the workday. Must be able to work under adverse weather conditions, if necessary. May be assigned Master Keys for assigned locations and must be able to successfully maintain their integrity. Maintains and adjusts HVAC controls within tenant spaces as requested. Responds to alarms in the building in conjunction with with the Property Manager and local authorities that may be responding to the alarms. Change light bulbs and ballasts in building lighting systems. Patch and repairs damaged drywall as needed and as indicated by work order. Assists contractors and vendors on an as-needed basis as determined by Property Manager. Performs other duties as assigned by management. Must be willing and able to be on-call for after-hours emergencies and after-hours service calls.

Knowledge and Experience: Must be able to work successfully in a team environment: have strong customer service focus and be comfortable working in a fast-paced environment where work assignments and priorities can change rapidly. Must have the ability to balance multiple priorities and assignments, be detail oriented, conscientious and have a dependable work ethic. Must be organized and possess a high level of oral and written communication skills in order to interface with many people. Must have knowledge of methods, tools, practices and systems used in the mechanical, plumbing, electrical, carpentry, and painting trades. Must have skills in the use and care of tools and equipment employed in each trade relating to the general building construction and maintenance. Must be aware of occupational hazards and safety precautions and know standard practices, processes and materials involved in each trade. Must be able to safely operate motor vehicles including pick-up trucks and vans. Must be able to pass a background check and have a valid Alaska driver's license with proof of insurance and proof of a driving record that is in good standing when requested.
