Reevaluates service methods to improve efficiencies and effectiveness.Assistsmanagerin preparingFacilities capitalandexpense budgets.Oversees various buildings and follows up with the landlord/property manager for grounds servicessuch as maintenance, landscaping, snow/ice removaland paving at all business units, large departments or work groups. Reviews and approves vendorcontractsandspecifies terms ofagreements.Managesassignedprojects andcoordinatesrelatedeffortsbetweenArchitectural/DesignServicesandFacilitiesManagementteamsforrenovations andfacilities installations.Requiredtobeon“call”foranyemergencysituations andissuesthatmayoccurduringnormalbusinesshours and after business hours, weekends and holidays. Coordinate all necessary repairs and servicesasrequiredbyeachemergencysituationandanyother issue.Stayabreastofnewdevelopments,methodsand latesttechnologiesastheyrelatetoFacilitiesManagementServicesandOperations.EnsuresCBREandclientrecordsaremanagedaccordingtopolicies,procedures,andlegalrequirements.Conducts weekly site inspections at all sites assigned.Communicates with store leadership and updates them on repairs and projects.Communicates, updates and partners with Facility Manager and Facility Coordinator on facilities issues.Communicates/coordinates work with key vendors i.e. refrigeration, HVAC, plumbing, electrical and general maintenance and repairs.Supports root cause analysis for major facilities issues.Perform assigned responsibilities from Regional Facility Managers.Maintain relationship with Client Leadership and Operations.Assist in managing reactivate WOs and Preventative Maintenance (PMs.)Performs contractor and vendor escort as required.50% of travel required.Performsotherdutiesasrequired.SUPERVISORY RESPONSIBILITIESProvides formal supervision to individual employees within single functional or operational area.Recommends staff recruitment, selection, promotion, advancement, corrective action and termination.Plans and monitors appropriate staffing levels and utilization of labor, including overtime.Prepares anddelivers performance appraisal for staff.Mentors and coaches team members to further developcompetencies.Leadsbyexampleandmodelsbehaviorsthatareconsistentwiththecompany'svalues.QUALIFICATIONSTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Coursework to have included courses in facility management, data processing, and business management. Requires 3 to 5 years’ experience in the field of building management including one year of supervisory experience.CERTIFICATES and/or LICENSESFacility Management certification preferred. Driver's license may be required.COMMUNICATION SKILLSExcellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. Ability to respond effectively to sensitive issues.FINANCIAL KNOWLEDGERequires knowledge of financial terms and principles. Ability to conduct financial/business analysis including the preparation of reports.REASONING ABILITYAbility to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.OTHER SKILLS and/or ABILITIESIntermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. Ability to use work order system. Working knowledge of architectural, electrical and mechanical systems. Working knowledge of leases, contracts and related documents.Ability to work well under pressure with a proactive approach to unusual occurrences.
