Chattanooga Neighborhood Enterprise is searching for a Leasing Agent to market rental units and serve as a positive,open line of communication for renters.

Chattanooga Neighborhood Enterprise (CNE) is a nonprofit organization located in downtown Chattanooga. We focus on homeownership and financial education by making residential loans, providing financial counseling, and developing affordable real estate in Chattanooga’s communities. For over 30 years, CNE’s programs have helped families navigate the home buying process and created more than 4,500 homeowners.

Reporting to the APM, the Leasing Agent is responsible for the overall management of Chattanooga Neighborhood Enterprise’s (CNE) growing portfolio of income restricted and market rate residential units. The Leasing Agent position supports CNE's strategic and operational objectives in the following way: Presents and Maintains CNE's properties as safe, enjoyable places to live, good neighbors, and attractive assets to their neighborhoods. To accomplish this, the Leasing Agent ensures maximum occupancy of housing units, sustains successful residency, is responsible, along with the APM, to maintain vacancy goals within the portfolio.

Essential Job Functions include, but are not limited to:

Responsible for all walk-ins, phone calls, and emails regarding rental availability

Responsible for lead management and follow up with interested applicants based on company lead management policies

Handle showings at any/all vacant units within the portfolio

Collect completed applications for processing and assist APM as needed with application processing for both market rate and income restricted applicants

Assist APM with maintenance requests by being present with vendors at scheduled times on-site

Assist APM with market rate and income restricted lease renewals

Assist in maintaining portfolio vacancy, delinquency, and collection rate goals within the portfolio set by the Asset Manager

Assist APM with any/all events hosted on-site for the residents

Complete curb-inspections on all properties to ensure adequate representation of our community engagement with each neighborhood

Knowledge, Skills and Abilities:

Provide excellent customer service skills that are delivered with a positive, “can-do” attitude, professionalism and a high level of enthusiasm.

Must have the ability to effectively prioritize and multi-task.

The ability to be a self-starter with strong project management, negotiation, facilitation and change-management skills.

Proactive, initiate follow-through.

Detail oriented with the willingness to learn new skills and techniques.

Ability to problem solve

Strong collaboration skills to work calmly and collaboratively with program staff to support and serve residents.

Excellent written and oral communication skills with ability to communicate effectively about technical problems and solutions. Strong problem solving, time and project management skills are required to be successful in this role.

Ability and aptitude with technology necessary for successful day-to-day functioning in business environment including various databases, Appfolio, Microsoft Office Suite including Word, Excel, Outlook, etc., and Internet technology.

Education:

High school Diploma/GED required. College coursework preferred

1 year experience in multi-site/multi-family housing

Experience in Low-Income Housing Tax Credits, Section 8 vouchers, HOME projects is a plus.

NALP Leasing Certification or willingness to obtain

Experience with property management computer programs (Appfolio) a plus.

Thorough knowledge of Fair Housing Laws with expected participation at Fair Housing Month activities and training conducted by HUD Office of Fair Housing and Equal Opportunity in April

Knowledge of Windows Operating System and Microsoft Office.
