SUMMARY:

Oversees all phases of operations for their designated portfolio. Ensure that the properties are being operated in accordance with company procedures and standards as well as all local and state laws. The regional manager is to maximize the return on the investment for the owner while making sure the properties are maintained to their fullest potential. They are to provide a quality living environment for the residents and promote a positive work environment for all employees. The regional manager must be able to perform all duties of the property manager.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

GENERAL OPERATIONS:

Supervise property managers as well as monitor the supervision of all on-site employees.

Perform monthly property inspections for each property in the portfolio.

Monitor upkeep of all property files and records.

Perform quarterly file audits ensuring policies and procedures are being followed.

Implement approval for special projects as well as coordinating and monitoring through completion.

Approve all weekly and monthly reports, invoices, deposit dispositions and collections and forward to the Corporate Office.

Coordinates supervision of outside contractors working on the property.

Maintains a high quality property appearance by performing property walks of all common areas, make-ready units, models, etc., records deficiencies and takes necessary action for improvement.

Participates in regular Managers’ meetings

Attend weekly Operations Meetings at the Corporate Office.

Works with the Director of Operations and other Regional Managers in making suggestions in the market rates, monthly renewal rates and incentives.

Keeps informed of current apartment market conditions and area business development.

Abides by all policies and procedures and uses all appropriate forms.

Works with Corporate Office and each property in the portfolio in preparing budgets.

Reviews variance notes and make necessary changes on monthly financial statements.

Works with Director of Operations in solving resident calls/issues.

Establishes and achieves financial goals through compiling, reviewing and implementing budgets. Translates budget goals into appropriate action. Works within established budget and reviews possible variations with Director of Operations. Maintains necessary records for financial transactions in the portfolio.

FINANCIAL OPERATIONS :

Works with Corporate Office in establishing yearly budgets.

Authorizes the purchase of necessary supplies and equipment within budgeted guidelines.

Ensures that financial policies and procedures are adhered to throughout the portfolio.

SUPERVISORY RESPONSIBILITIES: Supervises all personnel working on the property by performing the following:

Hires, supervises, disciplines, and terminates employees in accordance with established company policy. Makes recommendations for salary increases and/or advancements.

Oversees work performed by all personnel in the portfolio.

Develops a motivated apartment community team through effective personnel management. By example, and by setting and communicating clear standards.

Reviews and/or submits payroll, verifies hours worked by subordinates.

Ensures adequate coverage for all areas of the portfolio.

Adheres to all Company personnel policies.
