Position: Waipouli Beach Resort Association (AOAO) General Manager

Position Summary: Manages Waipouli Beach Resort to ensure efficient operations by overseeing maintenance, asset protection, owner and guest services, sales, accounting and budgeting, and human resources

1. Sets Resort standards and ensures adherence to them.

2. Ensure departments have proper coverage through adequate staffing.

3. Develop the AOAO annual operating budget and present to Board of Directors for review and approval; conduct financial planning and analysis; prepare monthly financial report for Board, including resort occupancy

4. Monitor the operation to ascertain budgeted goals are achieved.

5. Provide for continuous improvement of the property through control of capital expenditures consistent with the approved reserve study

6. Maintain high sanitation standards for resort common areas and maintenance equipment.

7. Counsel, coach, discipline and terminate as appropriate with HR review and input to ensure compliance with AOAO policy.

8. Maximize productivity and minimize labor cost by analyzing trends and adjusting staffing.

9. Maintain personnel and payroll files in compliance with AOAO policy.

10. Ensure the life safety procedures are adhered to.

11. Establish proper preventative maintenance programs in accordance with annual budget and Board objectives.

12. Promote a safe work environment to minimize liability and expense.

13. Regularly walk the property to evaluate the resort’s physical condition and communicate with team members.

14. Be a coach daily to inspire and motivate team members.

15. Ensure property reports are completed with accurate information and comply with AOAO Bylaws and House Rules and Regulations

16. Keep abreast of governmental regulations as they relate to hotel/resort operations and ensure resort complies with all applicable laws and regulations; develop a detailed understanding of Hawaii Condominium Statute HRS 514B, and the Association’s governing documents, including CC&R’s, Bylaws, Condominium Map and House Rules

17. Plan and conduct Board of Directors meetings and Annual Owners meeting

18. Prepare and issue monthly resort fee assessments and invoices

19. Validate and approve all vendor invoices prior to submission to AP.

Qualifications:

Five years experience in hotel, resort, or condominium property in a senior management or chief engineering role. Ten years overall relevant work experience. Prefer a Bachelor’s degree in business management, supply chain and operations management, or hotel management. Ability to use MS office software applications (including Word, Excel, PowerPoint, Outlook, OneNote), Adobe Acrobat PDF Editor, vacation rental reservations systems and web based door access systems
