70 unit Mobile Home Park Manager near Biscoe

We are a mobile home park investment company expanding into Biscoe and Star. Our mission is to provide clean, safe, and affordable housing to 10,000 humans.

We are hiring a full time park manager.

Responsibilities

- Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, showing units/lots, etc

- Oversee the move-in and move-out of residents, including interviewing prospective tenants, filling out applications, signing leases and rules, coordinating loan documents, doing move-in and move-out inspections, and collecting security deposits (when necessary)

- Accompany inspectors from outside agencies as needed

- Obey all Federal Fair Housing Laws and do not discriminate based on race, color, religion, sex, familial status, or national origin

- Maintain positive relationships with tenants and resolve disputes quickly and professionally.

- Fill out and provide notices to residents for late rent or other rule violations

- Document enforcement activity

- Keep a log of all tenant issues and report them to the property owner

- Maintain records on current occupancy and home information

- Review residents’ requests for modifications to their spaces and obtain approvals

- General maintenance of the mobile home park including cleanup of common areas and vacant lots, repairs on park-owned homes and many abandoned RVs, buildings, and other park structures

- Inspect vacant units, plan renovations, complete minor repairs, and supervise rehabs.

- Keep designated “office hours” as needed

- Answer the phone during normal business hours and return all calls regarding park business promptly

- Respond to emergencies, including those “after hours”

- Inspect the property on a weekly basis, send photos and report any problems to the owner

- Occasionally appear in court on the owner’s behalf (for an eviction, for example)

- Be the contact point for contracted services - trash removal, landscaping, snow removal, lift station maintenance, etc.

- Inspect park trees for dead or dying limbs and recommend tree trimming as needed

- Design and post park announcements and signs

- Other management duties as required

Requirements

- lives within 15 minute drive of the park

- General maintenance ability

- Basic grasp of technology inlcuding google drive

Compensation

- Monthly compensation @ $3,000.00 / mo + cash bonuses for repairing units and filling vacancies.
