Position Summary: Act as leasing agent and assistant to the Property Manager. Assist applicants and current residents directly with information, showings and referral services. Facilitates an awareness of Resident needs and trends within the community. Assist with the screening and background check of new prospect residents. This position provides leasing services and maintains contact with Property Manager, Maintenance Manager, Contractors and Leasing officers from various Housing Authorities.

Responsibilities: Leasing: Assists with marketing and showings, reviewing applications, screening prospective residents and preparing section 8 voucher paperwork.

Organize all applications and provide application updates when requested.

Meet daily with Acting Property Manager and Maintenance Manager to update vacancy log.

Prepare Move in Files.

Ensure there are always Welcome Packages available and up to date. – Follow up with Office Assistant.

Request Key sets to be ready for move ins. – Follow up with Maintenance.

Change resident’s status in computer system when 30-day notice is provided, always keep copy of written. notice in tenant file and update vacancy log.

Send lease Renewals for market and subsidized units 60 days prior to renewal date.

Ensure all Lease charges for Self-Renewing Leases are updated.

Add work orders to system through Maintenance App when visiting the properties for showings.

Request Admin. Assistant to schedule Pest Control service when activity is seen or reported by either Maintenance, contractor, resident or an inspector.

Know how to sell parking stickers to residents if needed.

Draft notices to residents.

Provide complete leasing information to prospect residents.

Offer low income applications to rejected applicants with low income and no section 8 voucher.

Provide support at front desk when Admin. Assistant is out of the office, at lunch or no one is available to pick up the office phone.

Requirements:

· Bachelor’s degree or equivalent work experience.

Ability to work some evenings or weekends

· Customer Service Experience.

· Detail oriented.

· Positive attitude, eager to learn and build intellectual capital in a fast-moving work environment.

· Exceptional organizational and communication skills.

· Ability to interact with a wide range of people from diverse cultures.

· Ability to answer and conduct business over the phone.

· Sensitivity and understanding regarding the needs of residents.

· Ability to work with persons of diverse backgrounds.
