Job Title: Leasing Specialist
FLSA Status: Hourly (Non-Exempt)

Reports To: Executive Director and Asset Manager
Summary: The Leasing Specialist is responsible for overseeing the entire leasing life cycle of several multi-family apartment communities in the Seattle metro area. As a Leasing Specialist, you will service and maintain key parts of our operation, including marketing, leasing, move-ins, and property condition/curb appeal. As the “face” of the community for potential applicants and prospects, you will guide prospects through our vacant units and manage the leasing life cycle process to ensure compliance with policies and procedures, safety and fair housing guidelines, and liability concerns.
Job Responsibilities:
Perform showings and leasing activities with efficiency and energy. Demonstrate a clear commitment to closing leases. Maintain a targeted lead-to-showing ratio of 30% and a showing-to-lease ratio of 50%.
Use Appfolio to monitor the new lead portal, respond timely to all leads on assigned buildings, and take detailed notes on each prospect's preferences. Document phone calls and notes for each showing in the lead portal in a timely fashion.
Ability to travel between buildings via personal vehicle when needed. Must always maintain a current driver’s license.
Attend all move-ins in-person, oversee key preparation, complete move-in paperwork. Inspect apartments prior to resident move-in and ensure apartments are in move-in ready condition and schedules any outstanding item to be addressed with the Maintenance or Project Management team.
Prepare and adhere to the marketing and leasing plan as set forth by owner guidelines.
Monitor marketing daily, including but not limited to Craigslist and Zillow postings, to ensure efficiency and that we are reaching the right prospects
Shop competitor vacancies when requested, and monitor the competition daily using software tools (provided) and market intelligence, such as interviewing and calling neighborhood apartment communities and learning competing sales strategies.
Attend weekly leasing meetings with reporting updates prepared and ready to participate; ensure effective communication between leasing and property management team members to achieve client’s goals and objectives.
Organize daily tour/showing schedule, including open houses and Saturday availability, as needed.
Follow-through from first contact until move-in to ensure positive resident experience and to meet occupancy standards.
Contract with tenants by negotiating leases.
Adhere to the branding guide to maintain brand integrity and to create a story that pulls people in.
Collaborate with Property and Portfolio Manager to assess changes in the rental market through analysis of traffic and rental records.
Conduct market surveys and have an informed understanding of market trends.
Maintain Fair Housing guidelines and Landlord-Tenant laws while being culturally aware and be able to work with diverse groups of people and interests.
Act as first point of contact for inspections, vendor appointments, property walks, tenant-related and/or owner-requested meetings onsite.

Skills & Qualifications:
+ Recent lease-up experience in the Seattle area preferred. Project-based or value-ad experience preferred. Multiple lease-ups preferred. However, if you have a strong sales background and you have confidence, we encourage you to reach out.
+ Marketing experience, writing copy, assessing effectiveness of lead generation
+ 2 years’ experience in property management or related field is preferred; willing to make exceptions if personality seems like a strong fit.
+ Computer literate; swift typing abilities, proficient with productivity software including Outlook, Excel, DropBox.
+ Experience with Appfolio or similar PMS preferred; ability to learn is required.
+ Customer service experience required; strong verbal/writing communication skills required.
+ Able to prioritize multiple duties and self-manage; efficient time management skills required.
+ Daily access to reliable vehicle (gas mileage reimbursed monthly per IRS guidance).
+ Ability to work Monday – Friday with Saturday availability.

Other Preferred Qualifications - Certifications/Licenses:
+ Real Estate Sales or Brokers License preferred
+ Certified Property Manager or equivalent preferred
+ Some college preferred.
